Up in the hills overlooking Puget Sound
The Highlands was planned with seclusion, natural beauty and community in mind. Designed by the renowned Olmsted brothers' architecture firm, this private gated community was named for its hilltop location. "It's beautiful and very Northwest. It has big native trees, picturesque surroundings and a great view of Puget Sound," says Jane Powers, president of the Residential division at Ewing & Clark. Powers has been selling homes in the neighborhood for over 30 years. "It also stands out because it has curved streets, and it runs on underground utilities, so there are no visible poles or powerlines."
The Highlands has been an official part of Shoreline since 1995 and has been home to several prominent industry families, including Boeing and Nordstrom. It's governed by a Board of Trustees, a general manager and a team that maintains the grounds and provides resident support. Because the neighborhood is mainly residential, parks, shops and restaurants require brief trips beyond the neighborhood, but everything is still within easy reach.

Attractive Shoreline homes on 2+ acre lots
There are over 100 private residences, each having about 2 acres on average, which is a rarity in the city. Contemporary and midcentury modern styles are popular, but many homes overall represent a different decade from as far back as when the community was first erected. "The people who built the Highlands used the best architects and contractors in the city and across the country. They also used the finest materials," Powers says. Home prices range by location, with homes in the north costing between $3.5 million and $4 million, while homes in the southern portion are between $4.5 million and $6 million. Average home values have remained unchanged since 2020, peaking at $4 million. The housing market has experienced some slow activity, with low inventory being a significant cause. A membership is required to own property in this neighborhood, as well as an initiation fee for new homeowners and annual assessments and dues for services and amenities.

Outdoor play and local wildlife in and around The Highlands
The Highlands includes the Beach Drive Trail, where dozens of bird species can be found among the towering 300-year-old cedars and redwoods. The Seattle Golf Club is over 100 years old and was redesigned by famed golfer Arnold Palmer in 1996. This 18-hole course requires a membership (separate from the neighborhood's HOA membership.)
For larger rec space and more activities, Shoreview Park is less than two miles away and has a dog park, a playground and courts for tennis and pickleball. Richmond Beach Saltwater Park is about four miles away and has access to Puget Sound and plenty of waterside activities.

The Highlands School and Shoreline public schools
The Highlands School, a preschool with a very small and caring staff, is right in the neighborhood. Students may also attend schools in the acclaimed Shoreline Public School District. Meridian Park Elementary School gets an A from Niche and includes a Highly Capable program for academically advanced students. Einstein Middle School and Shorewood High School both also have A grades. Just outside the neighborhood is Shoreline Community College, which offers over 100 degrees and certificates.

Shopping and dining lie just outside the neighborhood boundaries. Diva Espresso is a local favorite for hot drinks and getting done. James Street, Aurora Ave and interstate proximity
Aurora Avenue serves as a significant local corridor, while Interstate 5 and State Route 99 connect to larger metropolitan areas. The neighborhood is 12 miles north of downtown Seattle, with a commute time of about 15-20 minutes. Edmonds and Everett are just a bit further, at 6 miles and 21 miles, respectively. The nearest hospital is UW Medical Center-Northwest, which is a 4-mile drive, and Seattle-Tacoma International Airport is 24 miles out.
