Classic midcentury homes in a secluded lakefront community
Lake Wabasso is a lakefront community of about 500 classic midcentury homes tucked between much larger Lake Owasso and Interstate 695. “Only people who grew up here or who live here know Lake Wabasso,” says Ray Stenger, a real estate agent with Keller Williams Classic Realty. “Lake Wabasso is like the little sister to Lake Owasso. It’s smaller and a bit more remote, but for people who live here, Lake Wabasso is really like their own private lake.” Stenger, who grew up in Lake Wabasso and has sold real estate for 28 years, adds, “People come here for three reasons--for the lake, for its location close to both St. Paul and Minneapolis, and to access the public schools in the area. That sounds simple, but it’s not. If you can find that combination and live in the Roseville area, you’ve really got it made.”
The nearly six-square-mile neighborhood is divided into two halves by east-west running County Road E. The northern half is solidly industrial, while the southern half is a mix of lake-adjacent single-family homes, apartments and small businesses. Lakes and parks are the dominant attractions, with Island Lake and Island Lake County Park at the northwest border and Lake Wabasso, Lake Owasso and Lake Owasso County Park to the southeast. Homeowners in the southern half of the neighborhood are close enough to walk or ride bicycles to Lake Wabasso.
Well-built midcentury homes and a few new builds
The first homes in the neighborhood were built shortly after WWII, but a majority arrived in the 1970s. Buyers will find a mix of midcentury ranch-style homes, split-level homes, and A-frame homes, commonly found near Minnesota lakes. There are nearly 520 homes in Lake Wabasso. Split-level homes have recently sold for about $355,000 to $475,000, while fully remodeled contemporary lakefront homes have sold for about $350,000 to $360,000.
Buyers can also find one- to two-bedroom condominiums with 700 to about 1,100 square feet. Prices range from $100,000 to $150,000, and condos can feature covered parking, a heated outdoor pool, and a fitness center.
Roseville Public Schools are highly rated and boast high test scores
Students in Lake Wabasso can attend A-minus graded Mounds View Public Schools, starting at Island Lake Elementary, with an A-minus grade from Niche. With only about 740 students in five grades, the school is sought-after for its size and student/teacher ratio of 15 to 1. A-graded Chippewa Middle has some of the highest test scores in the state. Mounds View High offers non-traditional clubs, from clay target and a diversity council to rising educators and Shakespeare. Niche gives Mounds View an A grade.
Bordered by Interstate 694
The north and east boundaries of Lake Wabasso are Interstate 694, a 30-mile east-west highway from Maple Grove to Woodbury-Oakdale. The Minneapolis metro area, including Lake Wabasso, is known for its bicycle-friendly roads. Bicycle lanes can be found on Owasso Boulevard and Victoria Street North.
Minneapolis-Saint Paul International Airport is 17 miles south of Lake Wabasso via Interstate 35 East. With mild traffic, drivers can reach it in under 30 minutes. It has two terminals and is a hub for Delta Air Lines, Sun Country Airlines and SkyWest Airlines.
Two county parks provide lakefront views and updated amenities
Sunrise and sunset views are a big reason that parking spaces at Lake Owasso County Park stay nearly full on summer weekends. The park sits at the south edge of the neighborhood and provides a brand-new and roomy covered picnic shelter with picnic tables and a nearby restroom. A boat launch is easy to navigate. Kids enjoy a large nature playground and the beach is open until sunset.
Island Lake County Park, which sits next to Island Lake, is less than one-half mile from homes in Lake Wabasso. The well-maintained and neatly landscaped park offers shoreline fishing, a boat launch and a fishing pier. Kids will head to the recently updated and large playground or the volleyball courts. A covered picnic shelter holds several tables, while wide paved walking trails allows two or three people to walk together. In winter, Ramsey County parks provide maps of available amenities, which they update with the changing weather. Winter sports include snowshoeing, ice fishing and cross-country skiing.
Dining and shopping favorites are near Lexington Avenue and Rice Street
The Tavern Grill offers open and airy dining with tables, booths and a roomy bar. Outdoor seating fills up in the summer. Customized pizzas, salads and burgers and a menu of classic sandwiches receive high marks on Yelp. Namaste India Grill & Brewhouse captures upscale and classic Indian cooking with the vibe of a neighborhood grill. For groceries and necessities, locals head to Target and Cub grocery store. Rosedale Center shopping mall is about 4 miles west of Lake Wabasso, with over 250 shops and restaurants. Fast food restaurants, including Taco Bell and Taco John’s, are found along Rice Street.
Minnesota Wild home games are a hot ticket in nearby St. Paul
“There are plenty of events all around the Twin Cities and the Roseville and Shoreline areas,” says Stenger, “but in winter, and especially this year, the hottest ticket in town is to see the Minnesota Wild. Their stadium is only 8 miles away in downtown St. Paul, and they’re one of the top two teams in the league.” In a state often called the state of hockey, it’s a big deal when your team is having a strong season. It’s better when their stadium is close to home.
