Short Pump is best known for its eponymous mall, Short Pump Town Center, which opened in 2003. “The mall was really far out originally,” says Realtor Steven Moss with Icon Realty Group, who has sold homes throughout the Richmond area. “But everything was built around it and expanded.” Today, Short Pump is a commercial destination. Shopping centers with big-box stores and chain restaurants, car dealerships and apartment complexes line West Broad Street, a roadway that connects the community with many other parts of the Richmond area. In residential areas, Short Pump has attractive subdivisions with wide, walkable streets and spacious contemporary homes.
Clustered town homes are the most common and affordable housing option in Short Pump.

Short Pump Town Center: Richmond's only megamall
Broad Street is Short Pump’s main thoroughfare, lined with shopping, dining and entertainment establishments. “There’s a lot of chains, with some local establishments sprinkled in,” Moss says. Along the road is the upscale, open-air Short Pump Town Center, which features high-end retailers like Kate Spade and Banana Republic, as well as restaurants like the Cheesecake Factory. It’s the Richmond area’s only megamall and a destination for those living in the area. “One of the biggest draws is all the shopping and amenities in that area,” Moss says. Short Pump also features entertainment facilities, like a movie theatre, comedy club and a bowling alley. “It’s basically everything,” Moss says. Business parks in Short Pump have offices where many residents work, while others commute about 17 miles into downtown Richmond. VCU Health’s Short Pump Pavilion is in the area for medical services, while VCU Medical Center, the area’s top hospital, is about 15 miles away.

New builds from townhomes to subdivisions
“It’s A to Z for housing,” Moss says. “You have condos and apartments, townhouses, all the way up to million-dollar homes.” Mostly near Broad Street, recently built luxury townhouses offer an upscale, modern lifestyle. Single-family homes line subdivisions with cul-de-sacs, wide streets and large lawns. Colonial Revival and New Traditional homes are common and typically feature four to six bedrooms. Some neighborhoods consist of homes from the 1990s and early 2000s, while others have brand-new builds. The area’s median home price is about $790,000, higher than the national average.
Rows of new build town homes lie in pockets surrounding the commercial center.

Kids play in Tuckahoe Little League
Short Pump experiences hot, humid summers, mild winters and temperate springs and summers. Families flock to Short Pump Park in the summer. Kids frolic at the park’s splash pad and playground, pups run through the dog park and sports teams compete on the multiple fields. The Tuckahoe Little League takes the field at their facility on Little League Drive, where young players from the ages of 4 to 16 compete on softball or baseball diamonds. Nearby Drive Shack, a driving range with American food and a bar, is popular on the weekends or for happy hours.

Henrico County Public Schools draw families
Students attend Henrico County Public Schools, which receives a B-plus rating from Niche. The district has 46 elementary schools, 12 middle schools and nine high schools. “I feel like Short Pump can draw a lot of families because the schools are so strong,” Moss says.

17 miles to downtown Richmond
Short Pump is near many major Richmond roadways. West Broad Street connects to Interstate 64, which leads to the city of Richmond, and Interstate 288, which goes into Chesterfield County. Greater Richmond Transit Authority buses also travel along Broad, stopping at The Shops at Willow Lawn and Sheltering Arms Institute, a rehabilitation facility. The Richmond International Airport is about 30 miles away.
