Signal Hill is a small city that’s surrounded by Long Beach. The city originally developed in the 1920s, after oil was discovered there. While some oil operations continue today, Signal Hill has evolved into a modern residential and commercial community. Homebuyers are drawn to its relatively low home prices and convenient access to freeways and shopping. In addition, green spaces and community events give it a welcoming, small-town atmosphere.

Signal Hill's housing market

Residents are split fairly evenly between owners and renters, and multifamily properties make up the majority of housing. You might find condos priced from the low $400,000s to the upper $700,000s, while townhouses typically sell between the upper $500,000s and low $800,000s.

There are also a variety of single-family options to choose from. According to Gia Silva, president of INTI Realty, many buyers are attracted to the area’s lower price points and diverse mix of housing styles. “Older homes are more common on the west side, while newer gated communities are found east of Cherry Avenue,” she explains. Small, early-1900s bungalows tend to range from the low $600,000s to the low $800,000s, but larger, newer properties usually go from the low $800,000s to nearly $2 million. The overall median sale price is just under $700,000, lower than in neighboring Long Beach.

Travel options from Signal Hill

There’s a Metro A Line station just west of the city, and Long Beach Transit buses also serve the area, but most residents prefer to drive. Multiple freeways are close by, including Interstate 405, which cuts across Signal Hill’s northern edge.

The ports of Los Angeles and Long Beach are about 10 miles away, with commutes typically ranging from 20 to 35 minutes. It’s roughly 25 miles to Anaheim, and the drive often takes between 40 minutes and an hour during peak traffic. Los Angeles is a similar distance, though heavy congestion can push travel times to nearly two hours.

With Long Beach Airport located to the north, you have convenient access to air travel. While it does contribute to some noise, Signal Hill is not directly under a flight path.

Long Beach schools and private options

The city is part of the Long Beach Unified School District, and some kids go to Signal Hill Elementary School, which holds a B-plus rating from Niche and offers GATE/EXCEL cluster classes for advanced learners. Nearby private options include the A-plus-rated St. Anthony High School.

Most of Signal Hill’s businesses are clustered at the northern end of the city. You’ll find a mix of:

  • Locally owned dining spots, such as Golden Eagle Restaurant
  • Big-box retail, including Costco Wholesale and Target
  • Independent shops, such as Planet Books
  • Fast-food chains like In-N-Out Burger and Jersey Mike’s
Silva points out that the community is also close to California Heights, a trendy Long Beach neighborhood known for its cafes and boutiques.

Walking paths and parks in Signal Hills

Thanks to miles of hillside walking paths and acres of parks, residents have plenty of green space to enjoy. “People definitely enjoy an active lifestyle here,” Silva says. “[They] go for runs in the mornings, [and] they can also catch the sunset or have a picnic at Hilltop Park.” The park is known for its sweeping panoramic views that, on a clear day, stretch from the downtown Long Beach skyline and the Pacific Ocean to Catalina Island and the San Gabriel Mountains. Discovery Well Park has sports fields and a playground, and Signal Hill Park offers similar amenities, plus a dog park.

Community gatherings in the Signal Hill area

There are several events and gatherings throughout the year, which help to build a sense of community within the larger Long Beach area. Popular events include:

  • Concerts in the Park, a summer series in Signal Hill Park
  • Spring Fest, complete with an egg hunt, crafts and family-friendly games
  • Movies in the Park, which includes activities before the film begins
  • Tree Lighting Ceremony, a festive holiday kickoff near City Hall
