Silver Spring Township offers modern homes in a great location
Silver Spring Township is a rural-residential community located about 10 miles west of Harrisburg and the Susquehanna River. Bounded to the north by the Blue Mountain Ridge and the Appalachian Trail, and bisected by interstates 81 and 76, the area offers modern housing, convenient commuting and easy access to the great outdoors. “It’s rural enough that things move a little slower, but you still get the amenities of a modern suburb,” says Realtor Shannon Kincaid of Berkshire Hathaway HomeSale Realty, who has lived in the area for nearly 25 years. “It’s pretty country here, but we all love our Wegmans.” Founded as an agricultural hub in the 18th century, Silver Spring mostly serves as a commuter hub these days, with many residents traveling to nearby Harrisburg or Carlisle for work.

A wide variety of modern houses and townhouses
Most of Silver Spring’s housing inventory is made up of single-family properties, mostly late-20th century ranch-style homes and larger, more recently built two-story houses. Many farms in the area have been replaced by subdivisions in recent decades, a trend that continues today. Manufactured homes and townhouses are also available in the neighborhood. Older single-family homes in the community generally sell for between $250,000 and $450,000, while recent builds, which tend to be larger, can go for anywhere from $450,000 to over $1 million. A few modern mansions on the north side can go for $700,000 to $2 million. Manufactured homes can sell for anywhere from $20,000 to $200,000, while townhouses in the area sell for between $200,000 and $500,000.

Highly rated Cumberland Valley schools
The area is part of the highly rated Cumberland Valley School District, which has an A rating on Niche. Green Ridge Elementary School, Eagle View Middle School and Cumberland Valley High School all have A ratings as well, and are located in the heart of Silver Spring. Cumberland Valley High offers college courses through partnerships with Harrisburg Area Community College and Harrisburg University of Science and Technology.
Green Ridge Elementary is part of the highly rated Cumberland Valley School District.

Many homes are within walking distance of the Appalachian Trail
Various parks and green spaces are scattered around the township. Stony Ridge Park has a playground and playing fields, while the public Rich Valley Golf Course offers 18 scenic holes on the north side of Silver Spring. The community is also home to the popular Climbnasium climbing gym. The area’s most notable outdoor feature is the Appalachian Trail, which runs north-south through Silver Spring before connecting with the Blue Mountain Ridge to the north. The trail and the outdoor spaces just north of the township are popular with hikers, bikers, runners and equestrians.

Route 11 offers big-box shopping and a Wegmans
Most local retail is concentrated along U.S. Route 11, which runs through the middle of Silver Spring Township. The highway is home to a Wegmans supermarket as well as big-box retailers like Sam’s Club and Lowe’s. There are chain restaurants along the highway, as well as popular Chinese eatery Bonbon Cafe. The shopping area in the Walden development, tucked away in the heart of the community, offers additional dining options, including the highly rated cafe Sophia’s at Walden. “Walden is kind of like a town within a town. It’s very walkable,” says Kincaid. “They just built it a few years ago, and it has really gotten popular.”

Mechanicsburg's Jubilee Day draws thousands
Festivals are held throughout the year in Mechanicsburg and Carlisle. Arguably the best-known of these is Mechanicsburg’s Jubilee Day, which has been held annually for over 95 years and is, according to organizers, the largest and longest-running one-day street fair on the East Coast.
Multiple highways pass through Silver Spring
U.S. Route 11 and interstates 76 and 81 all run east-west through Silver Spring. It’s about a 3-mile drive to Mechanicsburg and roughly 13 miles by car to both Carlisle and downtown Harrisburg. Harrisburg International Airport offers direct flights to over a dozen destinations. Local buses are overseen by rabbittransit.
