Tucked into Bucks County, Pennsylvania, 40 miles north of Philadelphia, is the quiet Hilltown township. This charming township is home to over 16,000 residents and offers a mix of rural and suburban living. Boasting spacious homes, large lots and highly rated schools, there’s much to enjoy in Hilltown.

On a drive along Hilltown’s long, singular roads, you’ll find mature trees and single-family homes perched on large lots, along with offshoots to clusters of neatly planned residential subdivisions. Throughout the township, you’ll find a wide array of architectural styles that include colonials, ranch homes and contemporary transitional-style homes. These homes are set back on lots ranging from a quarter-acre to multiple acres with mature landscaping that provides additional privacy and seclusion. In Hilltown, you can get a three-bedroom ranch home on an acre lot for around $350,000 or a four-bedroom colonial estate on an acre and a half for around $1 million. “The homes that are well priced are flying off the shelf pretty quickly,” says Sarah Peters, Realtor with Keller Williams Real Estate-Doylestown. “When people are not in the best of hands, that’s when homes are sitting on the market the longest.

Hilltown is served by the Pennridge School District, which includes Grasse Elementary School, Pennridge Central Middle School and Pennridge High School. The school district receives an overall grade of B-plus from Niche, with notably high ratings in the categories of teachers, academics and college prep. Pennridge High School, which receives an overall grade of B from Niche, has a robust Advanced Placement course program with 18 courses for students to choose from. Through the school’s Dual Enrollment Program, students are also able to take classes at Bucks County Community College to earn college credits while still in high school.

For some outdoor fun, head to Hilltown Township Civic Park on Baringer Avenue. Enjoy soccer and baseball fields, basketball and tennis courts and a paved walking path. Kids can enjoy the park’s playground, complete with climbing structures and slides. Immerse yourself in tranquil nature at Peace Valley Park, surrounding the 365-acre Lake Galena. Spanning 1,500 acres, Peace Valley Park features just under 8 miles of shaded walking and biking trails, a nature center, and a large picnic area. Fish on the dock or launch your kayak, canoe or paddleboard into the serene waters. Peddle boats and kayaks are also available to rent on-site.

When hungry, head to Jesse’s Barbecue & Local Market on County Line Road. This local, family-owned barbecue joint often has a long line, reflecting the popularity of its smoked meat platters and fun atmosphere. On a nice day, grab a table on the outdoor patio and enjoy mouth-watering eats like St. Louis-style spareribs and corn fritters. Satisfy your sweet tooth at the eccentric Sundae School on Schoolhouse Road, where you can pick from dozens of delicious ice cream and sorbet flavors.

Pick up groceries at GIANT in Hilltown Plaza, where you’ll also find Home Depot and Rite-Aid. For more shopping, head to the Hilltown Crossings shopping center on Bethlehem Pike, which is home to familiar retailers like Walmart and Dollar Tree.

Bordered by Route 309, it’s easy to get across town and beyond from Hilltown. For those headed to Philadelphia for work or leisure, a 40-mile drive south will get you there in an hour.
