Urban environment to the south, rustic to the north
Sioux City North Side starts with tight lots on a grid system of city blocks. Narrow sidewalks pass minimal front yards and the occasional single-car driveway. Houses are older here, sometimes dating back to the end of the 19th century, and often require renovation to make them comfortable. Cape Cods, American Foursquares and bungalows are typical, with prices ranging between $100,000 and $200,000.The landscape becomes more suburban farther north, with larger lots. Homes here tend to be well maintained, and designs are frequently midcentury, though more expensive luxury homes often take advantage of the hills, enjoying privacy and a view of the Loess Hills. "They're silt-blown hills – the only other area that has anything like them is in China," says Kathryn Pfaffle, a Realtor with Haus of Home. "It's very scenic." Homes here run between the mid-$200,000s and mid-$300,000s, with the largest reaching into the high $700,000s. Flooding can be an issue in the areas closest to the Floyd River, making flood insurance a necessary investment.
Annual events and spiritual destinations
Held every summer, ArtSplash is a family-friendly celebration of the arts, bringing locals together for exhibits, workshops and live entertainment. The Sioux City Farmers Market extends from May until October and allows residents to buy locally grown and sourced produce, flowers and eggs.Trinity Heights is a popular religious exhibition, known for its 22 foot-long wooden sculpture of the Last Supper and a 30-foot-tall steel sculpture called the Immaculate Heart of Mary, Queen of Peace. Congregation Beth Shalom has served the Jewish community of Iowa, Nebraska and South Dakota for over 150 years, and offers classes, clubs and opportunities to serve the community.
Live shows at Grandview Park and untouched nature at Stone State Park
In addition to being a popular spot for disc golf and its rose garden, Grandview Park is a hub for entertainment and events. Saturday in the Park is an annual summer music festival held at the Grandview Park Bandshell, often drawing as many as 25,000 visitors from all over the tri-state area. Stone State Park is nearly 1,600 acres of preserved wilderness deep in the Loess Hills. "It's basically untouched," Pfaffle says. "It's not flat enough to be developed, so it gets left alone." Visitors can hike over 15 miles of trails, stay overnight in one of the campgrounds or learn about the local ecology at the Nature Center.Casual dining at Elilly and Navarrete's
Elilly Restaurant and Coffee House specializes in Ethiopian cuisine, serving specialties like Siga Firfir and Sambosa in a relaxed, no-frills atmosphere. Navarrete's is a local favorite for casual Mexican food in colorful surroundings. Floyd and Hamilton Boulevards run along the neighborhood's east and west sides respectively and are local destinations for chain restaurants, grocery shopping and familiar franchises like Starbucks or Walmart.Public transit and easy access to downtown
The closest highway is Interstate 29, which follows the Missouri River to the south. Downtown Sioux City is five miles away at most, making for a simple commute into the city for work or recreation. Sidewalks in the center and southern end of the neighborhood make these areas reasonably walkable, though they're less common in the northern section. Sioux City Transit has a public bus system with stops along Outer and Indian Hills Drives.Diversity at North High School
Students can begin at Bryant Elementary School, which has a C-plus from Niche, before heading to North Middle School, which has a C. From there, they'll enroll at B-minus-ranked North High School, which Niche considers one of Iowa's top 10 most diverse high schools.
