Sioux City North Side starts with tight lots on a grid system of city blocks. Narrow sidewalks pass minimal front yards and the occasional single-car driveway. Houses are older here, sometimes dating back to the end of the 19th century, and often require renovation to make them comfortable. Cape Cods, American Foursquares and bungalows are typical, with prices ranging between $100,000 and $200,000.
The landscape becomes more suburban farther north, with larger lots. "They're silt-blown hills – the only other area that has anything like them is in China," says Kathryn Pfaffle, a Realtor with Haus of Home. "It's very scenic." Homes here run between the mid-$200,000s and mid-$300,000s, with the largest reaching into the high $700,000s. Flooding can be an issue in the areas closest to the Floyd River, making flood insurance a necessary investment.

Annual events and spiritual destinations
Held every summer, ArtSplash is a family-friendly celebration of the arts, bringing locals together for exhibits, workshops and live entertainment. The Sioux City Farmers Market extends from May until October and allows residents to buy locally grown and sourced produce, flowers and eggs.

Stone State Park is nearly 1,600 acres of preserved wilderness deep in the Loess Hills. "It's basically untouched," Pfaffle says. "It's not flat enough to be developed, so it gets left alone." Visitors can hike over 15 miles of trails, stay overnight in one of the campgrounds or learn about the local ecology at the Nature Center.

The closest highway is Interstate 29, which follows the Missouri River to the south. Downtown Sioux City is five miles away at most, making for a simple commute into the city for work or recreation.
