West Side Sioux City turns a former industrial zone into a thriving neighborhood
Set in the gentle hills that surround the area, the West Side is one of the oldest communities in Sioux City. A former factory district, the West Side is now almost exclusively residential, though the older sections of town still retain the tightly spaced layout of industrial neighborhoods. As it expanded, the West Side absorbed areas with more picturesque scenery, which played into the area’s design. “We’re situated on the Loess Hills,” says Kathryn Pfaffle, a Realtor with Haus of Home. “Those hills define our road networks as well as the natural beauty of the area.” Today, potential homeowners come here for that landscape and convenience.

A checkerboard of Cape Cods and ranch-style homes
A checkerboard of suburban blocks makes up most of the neighborhood’s eastern half. The atmosphere here is more urban due to its industrial history. “There used to be a lot of plants in the area,” says Pfaffle. “But they’ve all shut down.” Lots are generally rectangular and less than a quarter acre in size. Street parking is common, though many homes have separate garages in the rear. Subdivisions open up further west, offering newer homes, larger lawns and better views. Early-20th-century Cape Cods range from the low $80,000s to the mid-$200,000s, while newer ranch-style homes can be anywhere between the mid-$200,000s and the low $400,000s.Flooding along the rivers to the west and south is not uncommon, and some houses in the area might require flooding insurance.

Huge green spaces at Riverside Park and Sioux City Prairie Preserve
At 100 acres, Riverside is one of the city’s largest public parks. Athletes are fond of the area for its sand volleyball courts, baseball diamonds and pickleball courts, while families take trips there for its public pool and picnic pavilions. The Sioux City Prairie Preserve is a vast stretch of protected tallgrass prairie in the center of an urban area – the largest of its kind in the country. Visitors can appreciate the birds and flowers of this preserved environment that once completely covered Iowa.

College prep opportunities at West High School
Students will begin at Loess Hills Elementary School, which has a C-plus from Niche. From there, they’ll enroll at West Middle School, which has a C, before attending West High School, which has a B-minus. Niche considers West High School one of the top 50 best college prep high school programs in the state and the most diverse public high school in Woodbury County.
