Augustana is a neighborhood anchored by two universities

Augustana, a neighborhood in central-southern Sioux Falls , is known for having not one, but two universities. The University of Sioux Falls (USF) is north of 26th Street, and Augustana University (AU) is to the south. Sanford USD Medical Center, the largest hospital in the state, is to the northwest of the neighborhood. David Shelton, managing broker at Century 21 Advantage Realtor, says the universities are the area's strongest draw. "If you like an active collegiate community and its activities — when football season happens, it's crazy good — you'll feel very comfortable."

Vintage single-family homes are common, and many are rented out

Most Augustana properties are single-family homes from the early to mid-20th century. Bungalows, American Foursquares, Tudor Revivals and ranch-style homes are among the options. Prices typically range from about $90,000 to $350,000. There are also some multifamily buildings and townhouses.
Both universities require students to live in on-campus housing for the first two years, though possible exceptions include those living locally with family. "But later they can live off campus, and a lot choose that. There are more rentals than owner-occupied in the area," Shelton says.

Eclectic shops and dining, nearby malls and downtown sites

Restaurants and stores line South Minnesota Avenue, which is part of state Route 115. Some cater to college students and other night owls. "Boss' Pizza & Chicken is really dialed in, they stay open until 3 a.m.," Shelton says. The area offers a wide range of food options, from barbecue to bagels, ramen, coffee and fast food. The music store Ernie November, Game Chest and other specialty shops add to the eclectic, youthful vibe. Sioux Falls Food Co-op, which is open to all, focuses on organic, locally sourced goods.
Within a couple of miles are Empire Mall, a major shopping destination, and Western Mall, which is smaller but has a movie theater. Equally close, downtown has points of interest like the Washington Pavilion, an entertainment, arts and science hub. The pavilion is home to the Spotlight Theatre Company and the Wells Fargo CineDome & Sweetman Planetarium. SculptureWalk Sioux Falls, which debuts new public art annually, displays about 80 sculptures on a walking route.

People attend events on USF and AU campuses and throughout the city

Living so close to the universities means there's plenty to do, from sports events to art exhibits, lectures and theater and music performances. Both universities have a longstanding tradition of putting on Christmas concerts. AU's annual homecoming, Viking Days, is a week-long autumn celebration open to the public. It features a parade through campus and into downtown. Similarly, USF has Cougar Days for homecoming week in the fall, and a family carnival is one of the highlights.
Popular city events include the St. Patrick's Day Parade, which has been held since 1980. Riverfest in August offers everything from vendors and live music to a community mural painting and a river cleanup. Levitt at the Falls, an outdoor performance venue close to the Big Sioux River, has a summer series of 50 free concerts. The Taste of Sioux Falls, a showcase of the area's top culinary talent, is held in the Steel District downtown in October.

Community parks and outdoor activities for all seasons

Campus Park, a small park right by USF, has a playground and picnic tables. "In the wintertime, when it freezes, they convert the baseball field into an outdoor ice rink," Shelton says. Nearby, Spellerburg Park has courts for tennis, volleyball and basketball. In the winter, people visit for the sledding hill. The Midco Aquatic Center, also at Spellerburg, is home to three indoor pools, an outdoor splash pad and sundeck. Daily admission or yearly passes are available. The Sioux Falls Bike Trail is a paved, 19-mile riverside route that passes more than a dozen parks, including Spellerberg.

The Sioux Falls School District serves the Augustana area

Area students may attend public schools in the Sioux Falls School District. Transfers to magnet school or other districts are available on a limited basis and may be lottery-based. Elementary schools Garfield, Laura Wilder and Lowell all earn B-minus grades from Niche. Sonia Sotomayor Spanish Immersion Elementary School in Augustana is rated A and offers enrollment by application. Edison Middle School receives a B and Roosevelt High School scores a B-plus. Roosevelt is known for its show choirs and a state-championship-winning boys' basketball team.

Many ways to get around, and walking and biking are popular

Shelton says Augustana is very walkable. "Even if people have a car, it stays parked a lot of the time. It's not unusual to see people walking six blocks to the campus. And all of Sioux Falls is super, super bicycle-friendly — on the college campus you can see a lot of that." Sioux Area Metro (SAM) provides buses throughout the city. Two routes go through Augustana, with stops such as shopping centers, the downtown terminal and the Southwest Transit Facility. State Route 115 is on the neighborhood's east side, and there's access to interstates 229 and 298 within several miles.
