Getting to know Garfield

Garfield is a small, established neighborhood that’s mostly modestly priced, but has a cluster of luxury residences near the park and a few country clubs along its border. The neighborhood sits between Sherman Park and the Sanford USD Medical Center and Hospital, which makes it a practical spot for growing families and people who work in the medical field. Garfield is also centrally located, just about 2 miles from downtown.

How Garfield connects to job centers and downtown

Sanford Health and Avera Health are two of the city’s top employers. Sanford USD Medical Center and Hospital, right next to Garfield, employs around 4,000 people. “In Garfield alone, many homes have one or two [people] in their family employed by healthcare related facilities,” says Tony Bauchman, a Realtor for more than 15 years who works with Coldwell Banker Empire Realty. Avera Health operates many clinics in the city, including one downtown, which is about 2 miles away from Garfield.

The community experience and a bit about demographics

Most Garfield residents own their homes rather than rent, and the median age is 38. “As a whole, people are fairly friendly and will say hello. And most people know their neighbors,” Bauchman says. “That is kind of a general characteristic of Sioux Falls.” The neighborhood is compact, with sidewalks throughout, so walking to Sherman Park is easy.

Other community features of the neighborhood:

  • Several houses of worship anchor here, supporting different faiths.
  • Kids in Garfield also have the benefit of a local school right in the heart of the community.

Businesses in and around Garfield

While mainly residential, you’ll still find a handful of businesses right in the Garfield area. There’s a Walgreens for everyday conveniences, a Burger King and some local favorites like Jacky’s Burrito Express and Scooters Coffee. La Michoacana gives residents easy access to Mexican groceries, and the nearby Juba Restaurant & Grocery Store is where locals go for halal meats. But for most groceries, locals will shop at the Sioux Falls Food Co+op, Sunshine Foods or ALDI. More options just beyond Garfield include Golden Harvest Chinese Restaurant, Tomacelli’s Pizza and Pasta, Fasika Ethiopian Restaurant and an East African grocery store.

Other areas of the city locals head to:

  • South Minnesota Avenue and surrounding streets: home to more casual eateries and the Sioux Falls Food Co+op for groceries
  • Downtown: known for its artsy vibe, unique shops, galleries, upscale restaurants, and the Steel District for nightlife and events
  • The Empire Mall: offering a mix of chain stores like American Eagle, Loft, and Old Navy

Garfield’s bordering greenspace

Everyone who lives here is less than a mile’s walk away from Sherman Park, known for its athletic fields, accessible playground and for housing the Great Plains Zoo. The park also has a wedding venue. From Sherman Park, residents can access the paved Sioux Falls Recreation Trail, which spans 36 miles and loops around the city. Emerson Park is also within walking distance, but a much smaller greenspace. Local golfers also have easy access to Minnehaha Country Club and The Country Club of Sioux Falls.

Housing types and market trends

Bungalow, craftsman, ranch-style homes, minimal traditional cottages and minimal traditional two-story properties are common in Garfield. Various shades of vinyl siding give each home a unique look, so the neighborhood doesn’t feel uniform. Most houses are priced between the low $100,000s and the high $300,000s. However, they are properties that fetch upward of over a million. Bauchman notes that many of the more expensive homes are south of 18th Street near Sherman Park, the Minnehaha Country Club and the Country Club of Sioux Falls. “Some of the higher end transactions happen off the MLS due to demand of that neighborhood,” Bauchman adds.

Proximity to the hospital has led to strong appreciation rates. The median sales price for Garfield’s homes has risen by 32% in a year, and homes tend to sell within 24 days, compared to the national average of 53 days.

Commute times and transportation

Garfield is close to Interstate 29, so getting around Sioux Falls is straightforward. Locals can also take the bus, with local stops operated by Sioux Area Metro. In general, most places in Sioux Falls are easy to reach—crossing the city by car usually takes only 20 to 30 minutes.
