Norton Tracts is a small neighborhood tucked within an industrial pocket of Sioux Falls, featuring a mix of single-family and manufactured homes. Price points here are lower than the city average, which makes this community an accessible neighborhood for first-time homeowners. Similarly, its lot sizes, lush greenery and sense of community attract those looking for a simple life that’s still close to the city’s amenities.

People connect in ways you’d really have to live here to see. “I’ll see people out in the evening just chatting,” says Tim Coughlan, the general manager of the neighborhood’s Highland Heights Manufactured Home Community. “Somebody goes down and gets their mail, and they’ll stop and visit somebody. You’ll see kids playing in the street. People doing yard work, visiting with each other. A couple on the end of the block gives out popsicles after school and encourages the kids to behave.”

Many people who live here work locally. “It's right on the industrial edge, on the north end of town, so it has really good access to employment.”

The neighborhood’s architecture shares a common minimalist vibe – subdued tones, shingle roofs, vinyl siding. Single family homes are more common than manufactured homes here - including bungalows, ranch styles and bi-level properties. "Great homes on oversized lots that make you feel like you're back in the 1950s,” says David Shelton, the managing broker of Century 21 Advantage, with over 30 years of experience.

Buyers tend to prefer smaller homes with as much yard space as possible. The average lot size is about a third of an acre, and the average home size is a cozy 1,125 square feet. “Your lot is going straight to the road," says Realtor John Anderson, the co-owner of Keller Williams Realty Great Plains, with over a decade of experience. “It’s more of a country feel.” Tall trees give streets almost a forested vibe.

Homes are affordable for Sioux Falls

Single-family homes range the low-$100,000s up to the mid-$200,000s. Manufactured properties tend to fall between $50,000 and close to $100,000. The median sale price is just under $200,000. By comparison, in the downtown area the median is $225,000, and in McKennan Park — a premier Sioux Falls neighborhood — it’s about $370,000.

Market trends and how fast homes are selling

How fast a home sells is all down to pricing in Norton Tracts. “When they are priced right, they sell immediately and if they are priced too high it takes them a while to get sold at the price they should have listed at in the first place,” Shelton says. The average days on the market are 18 compared to the national figure of 53 days. Very few homes come up for sale at any given time, so its best to keep a keen eye on the market if you’re interested in living here.

Norton Tracts is a bit off the beaten track, which Coughlan says many people appreciate. Still, it has a range of commercial options and essential services within 5 miles.

Commute times and public transportation

Norton Tracts is between Sioux Falls Regional Airport and Interstate 229. Downtown is just 3 miles away, about an eight-minute drive. Sioux Area Metro stops in the neighborhood, with the bus ride taking around 40 minutes. During peak hours, traffic is usually light, according to Shelton.

Pros and cons of living in Norton Tracts

A con of living in the neighborhood is that it’s been overlooked for a while. “It may not give you as much of a resale pop as say another neighborhood in Sioux Falls,” Shelton says. He adds that a major pro of living here are large lots and the mature trees which he calls, "Just super wonderful.”
