You’ll see kids playing in the street. People doing yard work, visiting with each other. A couple on the end of the block gives out popsicles after school and encourages the kids to behave. There is a sense of community, absolutely.”

Norton Tracts is 3 miles or an eight-minute drive from downtown. The Sioux Area Metro bus takes 30 minutes to get there from the neighborhood. Coughlan says the neighborhood’s location is what attracts many of its residents. “It’s close enough to the city, but it feels like it’s outside the city,” he says. “It’s country living.” Norton Tracts is car-dependent, meaning those who live here need cars to run errands. The closest hospital, Avera McKennan, and the Sioux Falls Regional Airport are both 3 miles away. When Norton Tracts locals are looking for something to do, they might walk to one of two nearby parks. “It’s a peaceful neighborhood,” Coughlan says. “I think that’s what people who live here want.” Families take their kids to Bryant Park, just north of the neighborhood, to play on the playground or have picnics under its pavilion. It also has a backstop for batting practice and a basketball court for pickup games. West of the neighborhood, Lacey Park offers all of the same amenities. Norton Tracts is also a 5-minute drive from Falls Park, the city’s namesake and top attraction. Cutting through downtown this nearly 130-acre park of waterfalls stuns locals and visitors alike with its beautiful rushing waters and rocky terrain. Folks can observe the falls from the park's five-story viewing tower or head to the café to enjoy a sandwich or a scoop of farm-fresh ice cream.

It’s a more accessible area for first-time homebuyers, as home values in Norton Tracks run significantly below the average price range for Sioux Falls. The area is quite serene, and its open skies and lush greenery attract buyers. “You’re close enough to town, but it’s like living in the country,” Coughlan says. “You’ll see turkeys, deer, bald eagles flying above. It’s a pretty neat little place.” The neighborhood’s architecture shares a common minimalist vibe– subdued tones, shingle roofs, vinyl siding – but home styles vary from ranch-style and bi-levels to Cape Cods and bungalows. Buyers here tend to prefer smaller homes with as much yard space as possible. The average lot size is about a third of an acre, and the average home size is a cozy 1,125 square feet. Manufactured home prices start around $75,000 and most single-family homes cost between $150,000 and $250,000.

A new middle school campus by 2030
Students here attend Laura B. Anderson Elementary, which receives a B-minus grade on Niche, before continuing to Whittier Middle School, which has a C-plus. Whittier Middle School recently chose a new building site for its campus, which will replace its current 100-year-old building. According to Jeff Kreiter, Operational Services Director at the Sioux Falls School District, students will attend classes at the school’s current campus until the completion of the new building in 2030. After Whittier, students attend Washington High School, which scores an A-minus from Niche and also ranks Washington as the 8th best public high school in South Dakota. Washington High students can supplement their core classes with career prep and trade training courses at the Career and Technical Education Academy.

Seasonal events at Falls Park
Norton Tracts is only 2 miles or a 5-minute drive from Falls Park, one of Sioux Falls top attractions.
