“The homes [in Pettigrew Heights] are a little bit older,” Kontz says. According to McKnight, Pettigrew Heights has “historic homes built in the late 1800s and additional homes built through approximately 1960.” The neighborhood’s historic architecture includes American Foursquares, bungalows and cottages, as well as the occasional Queen Anne home. The neighborhood has a mix of single-family and multiunit properties, with options ranging from duplexes to sixplexes. Not all of the neighborhood’s housing is historic, though: “Pettigrew Heights is experiencing a revitalization,” Kontz says. “There were a bunch of older buildings there that were not being used properly. Right on 11th Street, they tore a whole block down and built affordable housing – giant multifamily apartments.” Prices in Pettigrew Heights start around $150,000 for a historic single-family home and reach $500,000 for a six-plex, though most single-family homes cost between $150,000 and $300,000.Shopping and dining in downtown Sioux Falls
Pettigrew Heights is immediately west of downtown Sioux Falls, the city’s center of commerce. “It’s less than a 10-minute walk to downtown,” Kontz says. Here, residents can try chef-driven restaurants like M.B. Haskett, explore tiki bars like The Hello Hi and speakeasies like The Treasury and shop from local businesses like Plum’s Cooking Company and Juniper Apothecary. “There’s a bakery with world-class French pastries from a world champion pastry chef,” says South Dakota State Representative Kadyn Wittman. “I live above it, so it’s a nightmare,” she laughs. Pettigrew Heights also has a few family-owned restaurants within the neighborhood, like La Tapatia Mexican Store & Restaurant, Pho Quynh Vietnamese and El Chamoy, a Mexican ice cream shop. Though Pettigrew Heights residents can pick up snacks and sodas from the neighborhood convenience store Munchie’s, they typically head to the Sioux Falls Food Co+op on 18th Street or the Sunshine Foods on 2nd Avenue for the rest of their groceries.Exploring the area’s arts and entertainment
Being so close to downtown Sioux Falls, residents can easily take advantage of its various events and cultural opportunities throughout the year. “I have always been the kind of person who appreciates art and theater and music, and downtown Sioux Falls is great for those things,” Wittman says. Just two blocks from Pettigrew Heights is the Washington Pavilion, Sioux Falls’s center of arts and culture. The center houses South Dakota’s largest art museum and has interactive science exhibits and a theater that hosts bands, Broadway shows, comedy and dance performances. Also downtown is Levitt at the Falls, an outdoor music venue with 50 free concerts each summer.Learning in the Sioux Falls School District
Students in Pettigrew Heights attend Lowell Elementary School, which has a B-minus on Niche, followed by the C-plus-rated George McGovern Middle School. They continue to Jefferson High School, which has not been rated on Niche. Jefferson High School students can also take career development courses at the Sioux Falls School District’s Career & Technical Education Academy. The district provides transportation to this campus, where students can take trade training classes in areas like auto technology and welding, as well as career prep courses in areas like finance, architecture and computer science. Pettigrew Heights’s nearest neighborhood park is Emerson Park, a small public green space that residents can walk to when they want to spend time outside. “It features a gazebo, basketball court and play structure for the neighborhood,” says Assistant Director of Sioux Falls Parks and Recreation Brett Kollars. When those who live here want to venture out and explore more amenities, they’re only a five-minute drive from Terrace Park’s Covell Lake, which is “a cute little area that kids fish in,” Kontz says. “There’s a couple of ball diamonds and a swimming pool there.” Terrace Park’s pool is one of the city’s most popular, specifically for its drop slides, which drop passengers from a suspended height above the pool to freefall and splash in.A quick walk to downtown Sioux Falls
Pettigrew Heights is less than a mile west of downtown Sioux Falls. Residents can drive there in less than five minutes or walk or bike there in 10. The nearest hospital, Sanford USD Medical Center, is a mile south of the neighborhood, and the Sioux Falls Regional Airport is three miles away.
