A quiet Snohomish suburb
Fobes Hill is a small Seattle suburb bordered by the Snohomish River, with farmland to the north and west and Snohomish to the east. Just 7 miles from downtown Everett, the neighborhood features large properties and streets lined with mature trees, mere minutes from supermarkets, bars and restaurants. “It’s a quiet residential area that feels removed from the active atmosphere of Everett,” says Greg Erickson, a Fobes Hill Local and real estate agent with John L. Scott Real Estate. “Walking around the neighborhood, you’ll see horses, cows and farmland. A lot of people move here from Seattle to have a bit more elbow room.”
Large lots in Fobes Hill
Most homes in Fobes Hill sit on large, private lots ranging from half an acre to 5 acres. The oldest houses in the neighborhood date back to the early 20th century and sit next to 1990s split-levels and newer craftsman-style homes. Along Riverview Road, houses overlook the Snohomish River, while those on the north end back up to open fields and farmland. “It’s a really special area because you have no through streets, so you don’t have the noise of rush-hour traffic or the highway,” Erickson says. Modest ranch-style homes and split-levels on less than an acre go for $590,000 to $850,000, while larger builds with expansive yards can range from $900,000 to $1.75 million.
Additionally, the community has a CAP Index crime score of 2 out of 10, which is lower than the national average of 4.
