Why Flat Top Mountain appeals to those seeking space and quiet

As Chattanooga continues to grow, Flat Top Mountain is attracting those who want to get away from the city, but not too far away. While driving on the mountain, you’ll see views of trees, open land and spread-out houses. There is a mix of newer custom-built homes and more established properties. There are a few businesses, a church and a farm that attracts many tourists, but commercial areas will require a visit to Chattanooga.

Expect spacious properties averaging 2,000 square feet

There are not many homes in the area, so only a handful of houses sold last year. Some houses are custom-built and newer construction, while others are one- or two-story homes built between the 1970s and the early 2000s. “I think [Flat Top Mountain is up and coming and there’s probably going to be some newer developments of new houses,” says Liz Wilkerson, a realtor with Keller Williams Summit Realty who has sold in the area. “But I would say mostly it’s established homes.”

Properties are an average of 2,000 square feet. They ranged in price from the low $300,000s to the mid $800,000s. Lot sizes range from 2 acres to over 10 acres. Flat Top Mountain’s median price in the mid $400,000s is higher than Soddy-Daisy's median in the high $300,000s. Homes tend to stay on the market for a median of around 20 days, lower than the national median of 53 days.

Community life blends quiet living with neighborly support

Wilkerson says the big draws to Flat Top Mountain are, “getting away from the city, maybe having some animals, maybe having a five-acre lot or more , and just getting some wide open space.” Buyers in the area may come from more congested cities and are looking for peace and quiet. “It’s friendly, yet people know that when someone moves there, they want privacy. But they also want to know if they need something, they do have a neighbor,” Wilkerson says.

There are a few businesses and establishments in the community, including Flat Top Independent Church and Flat Top Volunteer Fire Station. Flat Top Mountain Farm is a tourist destination where visitors can pick their own lavender, sunflowers and other flowers. In the fall, they offer hayrides, corn mazes and pumpkins for picking. The farm also hosts a Lavender Festival in the summer, featuring live bluegrass music, fresh-squeezed lemonade and other lavender-flavored treats.

What to know about school zoning and choice near Flat Top Mountain

Most homes in the area are zoned for Hamilton County Schools, including Soddy Elementary, Soddy-Daisy Middle and Soddy-Daisy High School. Families can apply for school choice within the district, and acceptance is awarded through a randomized lottery. School choice encompasses:

  • Open enrollment to other schools within the district.
  • Workforce development and college schools where students can earn postsecondary credit.
  • Magnet schools and charter schools offering specialized programs.
Students living in Rhea County may be zoned for Rhea County School District.

Driving to Chattanooga or Soddy-Daisy from Flat Top Mountain

Tennessee State Route 111 runs north-south through Soddy-Daisy up to Static, Kentucky. “If you drive on a state road that is four lanes called Highway 27, it’s a very easy drive to get out of [Flat Top Mountain] to get to the city,” Wilkerson says. The main roads and back roads curve up and down the mountain. It takes around 10 miles to drive to Soddy-Daisy, and about 30 miles to drive to Chattanooga. “It’s pretty spread out,” Wilkerson says. “You’d have to go into Chattanooga or Hixton to get to shopping, but it’s like a 20-minute drive.”

Public trailheads provide easy access to scenic adventures nearby

Many people move to Flat Top Mountain so they can have their own private acreage on the mountain. Publicly, the area has multiple trailheads that lead to the Cumberland Trail, which consists of over 260 open miles. Heiss Mountain Road to Retro-Hughes Road is an around 10-mile segment of the trail with a waterfall known as Little Possum Creek Falls. Big Soddy Creek Gulf has many trails, mountain views, waterfalls and wildlife. Fishing is allowed seasonally. “All of Chattanooga, including anywhere that’s mountainous, is going to have a lot of forest,” Wilkerson says.
