Magoun Square is a lively, centrally located neighborhood in the heart of Somerville that attracts those looking for energy and urban community. The area offers walkable, tree-lined streets and a wide selection of commercial establishments, including various restaurants, cafes and nightlife spots. “Depending on where you are, you can easily walk to the T, which is what we call the MBTA [Massachusetts Bay Transportation Authority] here,” says Jennifer Keenan, a local Realtor and founder of 4Squares Residential Group at Keller Williams Realty Boston Northwest. She adds that commuter stations offer easy access to downtown Boston; the Magoun Square station runs along the Green Line. The neighborhood has an overall CAP Index Crime Score of 3 out of 10, slightly lower than the national average score of 4.

Housing market consists of primarily apartments and multifamily units

While there are some single-family housing options in Magoun Square, the vast majority of homes are condos and other types of apartment units. Of the few recent single-family home sales in the neighborhood, most were in the $1 million to $2 million range. Multifamily units and apartments offer comparatively more affordable options, ranging from approximately $350,000 for a small studio to $1.4 million for a loft condo.

High marks for Somerville schools and proximity to top universities

Students living in Magoun Square are zoned for Somerville Public Schools, which receives an overall A-minus rating from Niche. Depending on their address, primary school students can attend the A-rated Benjamin G. Brown School, which serves kindergarten through fifth grade, or John F. Kennedy Elementary, another A-rated institution for kindergarten through eighth grade. Somerville High School serves grades nine through 12 and earns an A-minus rating. High school students can enroll in career and technical education (CTE) programs across a range of disciplines, including carpentry, graphic communications and healthcare. There are several higher education institutions in the area, including Harvard University and the Massachusetts Institute of Technology (MIT) in neighboring Cambridge and Tufts University in nearby Medford .

Dining, shopping and art studios fill Magoun Square’s streets

The dining options in Magoun Square are varied, with an eclectic array of storefronts and eateries serving everything from takeout dumplings and pizza to pub fare and Italian and Greek favorites. For coffee lovers, the 24-hour Dunkin’ on Broadway is a neighborhood staple. Shopping in Magoun Square is equally varied, with convenience stores like CVS and K-2 Market, boutique shops such as Status Boutique and Nimba Clothing, and specialty stores. The neighborhood also features local art galleries like Vernon Street Studios and Bruce Myren Studio, which showcase the community’s creative component. Assembly Square Marketplace and the Assembly Row outlet mall are less than 2 miles from Magoun Square and are home to a range of national clothiers like American Eagle and J. Crew Factory, as well as grocery stores like Trader Joe’s and various big-box retailers.

Trum Field and the Somerville Community Path support active lifestyles

Despite taking up only a small part of Somerville land-wise, Magoun Square still manages to pack in a few green spaces for outdoor recreation. Trum Field is a local favorite and offers athletic facilities for sports like baseball and basketball. It also has wide-open lawns ideal for picnics and community events, including the city’s Fourth of July fireworks show. The Somerville Community Path is a popular pedestrian corridor that passes through the area and is frequented by joggers, dog walkers and bikers. Small playground structures and tot lots are scattered throughout the neighborhood.

Magoun Square offers walkability and MBTA public transit options

This area is a haven for commuters and public transit options; in addition to high walkability and bikeable streets, Magoun Square station offers direct access into Downtown Boston via the MBTA Green Line. The next closest station, Ball Square station, is less than half a mile away. The MBTA operates bus routes 80 and 89 through the neighborhood. Interstate 93, also called the Northern Expressway, runs less than a mile northeast of Magoun Square. The combination of highways, commuter rails and buses can elevate the neighborhood’s noise levels, particularly during rush hour. Boston Logan International Airport is a 6-mile drive away, while Somerville Hospital and its 24-hour emergency department sit just outside the neighborhood.
