A walkable urban community steps from restaurants and stores
Set upon a ridge overlooking Somerville’s many shopping and dining squares, Spring Hill is a highly walkable residential community with a plethora of amenities just steps away. About 5 miles west of the heart of Boston, the neighborhood blends its historical roots with an active community, providing residents with easy access to trendy restaurants, lively events, transportation options and world-renowned educational institutions — Harvard and the Massachusetts Institute of Technology are both close by. “These days, Spring Hill is definitely a sought-after area,” says resident David Bottari, sales associate with Berkshire Hathaway HomeServices Commonwealth. “With both Green Line stops within walking distance—the one behind the high school and the one in Union Square—plus all the shops and restaurants in the area, it’s an incredibly convenient and vibrant neighborhood.”
Spring Hill sits among the central area of Somerville and offers residents easy access to a number of opportunities.

A historical neighborhood blending old and new architectural styles
Spring Hill is characterized by a range of architectural styles, and potential buyers here have a variety of options from which to choose. Grand Greek Revival single-family homes sit alongside converted three-story Victorian triplexes and contemporary townhouses. “With the hustle and bustle of the area and easy access, Spring Hill is a very popular neighborhood, but the attractiveness of Spring Hill, aside from its location, is the architecture,” says broker Steve Bremis, owner of Steve Bremis Realty Group, adding that the mixed old and new styles create an eclectic housing stock. “It’s a nice historical neighborhood that gives you the best of both worlds; the modernized and developed with the neat historical architecture.” The neighborhood is also home to one of the nation’s only roundhouses. The cylindrical structure, which sits at 36 Atherton Street, was built in 1856 and remains an ode to the 19th-century architectural marvels of the area.
Condos vary greatly in size and can range in price from $300,000 for a 1-bedroom, 1-bathroom unit to a $1.8 million penthouse spanning 2,700 square feet. Townhouses typically cost between $1 million and $1.9 million, while price tags for single-family homes start at $1 million and reach up to $2.5 million. Multifamily investment properties can fetch up to $10 million. Bottari says the neighborhood’s rental market is strong, with many multifamily properties holding renovated units and developers converting buildings into apartment complexes. “Spring Hill is truly a great place for both owners and renters alike,” he says. “Being born and raised in Somerville, I’ve seen a lot of changes over the years, but the rates are getting better and with more inventory, there are more buyers.” He adds that this diversity of housing options forges a diverse community: “You have a lot of families, college students, young professionals, people who grew up in the area and people moving into the area for the first time.”
Single-family homes are a dime in a dozen in Spring Hill and offer families and friends an urban lifestyle.
Large two and three-story multi-unit properties that are newly built or renovated offer a great deal of space in Spring Hill.

Vibrant dining and shopping scene in Somerville's many squares
Union Square, Porter Square and Davis Square are commercial hubs sandwiching Spring Hill residents between focal points for dining and shopping, which are easily accessible by foot. “Union Square and Porter Square are both very active with restaurants and stores, and are within walking distance of Spring Hill,” Bremis says, adding that residents are also very close to supermarkets. These squares feature an amalgam of local businesses, boutiques, diverse eateries and cafes — with tastes appealing to all. In Davis Square, Diesel Café is a hip spot for coffee and vegetarian fare set inside an industrial hall with pool tables, while next door, the warm light of chandeliers and contemporary décor of the Foundry On Elm offers an elevated feel. Other eateries have roots and inspirations spanning Mexican to Indian and beyond. Market Basket, Whole Foods and Star Market provide groceries and other necessities.

Arts at the Armory and the annual Fluff Fest
A grand white stucco Mission Revival building on Highland Avenue, a block from the Spring Hill neighborhood, brims with energy. The impressive building houses the Arts at the Armory organization, comprising a performance hall, café and Somerville’s historic Armory. Almost daily, the building buzzes with activity as visitors fill its halls for events — the organization hosts over 750 events annually — from the Somerville Winter Farmers Market to musical and dance performances, art exhibitions and more. The nearby Union Square is also an epicenter for Somerville community events, most notably the Fluff Fest. The annual street festival, which was first celebrated in 2006, celebrates Somerville as the birthplace of Marshmallow Fluff by closing off part of Somerville Avenue. “They have vendors, games like ring toss, restaurant booths, and all things Fluff,” Bremis says.
Art Beat Festival extends through Davis Square and is a yearly event near Spring Hill.

A hub for top-rated education, from preschool to doctorate
Earning an A-minus overall grade from Niche, Somerville Public Schools serves Spring Hill students, who may start their education at A-rated John F Kennedy Elementary School for prekindergarten through eighth grade. Niche rates Somerville High School as the sixth-best Standout High School in Massachusetts and gives it an A-minus overall score for its top-performing academics, sports and college preparation programs. Somerville and its surrounding communities are also hubs for highly rated primary schools in the private sector. Located centrally in Spring Hill, Saint Theresa School earns an A from Niche and serves prekindergarten through eighth grade. Other top-rated private options include Buckingham Browne & Nichols School and Saint Paul’s Choir School, both of which receive A-plus grades. Somerville abuts Cambridge, home of the prestigious Harvard University and Massachusetts Institute of Technology — two of 36 colleges and universities within the greater Boston metropolitan area. “The proximity to Harvard is a plus for residents,” Bremis says. “A number of people have used their bikes to commute to Harvard, and you can’t do that in all neighborhoods.”

Nearby parks for sports and recreation, and the historic Prospect Hill Park
Pocket parks, like Bailey Park and Morse-Kelley Playground, adorn Spring Hill’s residential streets with green space and provide play opportunities for neighborhood kids. The nearby Conway Park and Field features athletic facilities for sports including basketball and baseball, while the adjacent Veterans Memorial Rink attracts ice skaters and ice hockey players. A little further west, Lincoln Park is popular with recreationists for its many facilities, including a playground, skate park, dog run and splash pad. Prospect Hill Park, where the first American Flag was raised on January 1, 1776, is steps from Spring Hill. A historic stone tower overlooks the park, which offers a natural respite from the city’s hubbub. “Prospect Hill has a rich history,” Bremis says. “But today, it’s known for its great views of Boston, and people tend to go up there to watch fireworks on the Fourth of July.”
Bailey Park sits between two roads in Spring Hill and is popular among dog walkers.
