The homes of Somis are typically priced in the millions, lavishly designed with custom architecture, from Moroccan-influenced and Georgian-style estates to villas with Mediterranean flair. As potential homebuyers explore the area, it’s common to see farms, flower nurseries, equestrian facilities and even alpaca ranches. "Somis is definitely for estate homes,” Gutierrez says. “If you own one, it's going to have orchards, groves and a lot of land." With such a large real estate span, price points increase as home space and acreage increase. Houses of over 10,000 square feet have sold for as much as $6 million, while smaller ranch-style homes with no less than 3,000 square feet go for between $1 million and $3 million.

Both Somis School and Mesa Union School are public institutions enrolling kindergarten through eighth grade. The former earns a B on Niche, a small and family-oriented school with only about 250 students. The latter earns a B-plus and provides athletic programs for students in middle grades. Rancho Campana High School is the closest secondary institution, located in Camarillo. Earning an A on Niche, students are provided district-issued laptops for schoolwork, as well as opportunities for dual enrollment.
