Forests and farmland near the larger communities of Annville, Lebanon and Mount Gretna
Aside from a handful of subdivisions at its northern end, most of South Annville is comprised of rolling hills, forests and a patchwork of farms. Though this township is sparsely populated, it’s connected to nearby towns and attractions by two U.S. highways running through the cornfields. “It’s very quiet, very rural. It’s mostly a lot of farms, and people tend to move there for the land,” says Kristan Reed, a lifelong Lebanon County resident and Realtor with Iron Valley Real Estate. “It’s also in a decently high-rated school district, and it’s between Lebanon, Hershey and Mount Gretna. So, there are some things for families nearby.” Though South Annville’s history stretches back beyond the 19th century, most homes up for sale here today are new constructions clustered around the borough of Annville.
New subdivisions punctuated by historic properties
Some properties in South Annville actually date back to the 1800s, when the township was a humble German immigrant milling community along the Lebanon Valley Railroad. “Out near Fontana, there’s actually a house that was designed by Thomas Jefferson,” says Iron Valley Real Estate Realtor Joshua Johnson, referring to Millstream Farms Inn. “Jefferson lived in Philly for some time, and people are really proud of that history.” Unlike the occasional historic home, new construction subdivisions have been cropping up around Annville. These recently constructed houses range from simple New Traditional homes to contemporary Craftsman-inspired houses with exposed wooden beams and a mix of vinyl and stone siding. While single-family homes are priced from $450,000 to $770,000, townhouses list between $300,000 and $415,000. A handful of older, mid-20th century ranch-style and split-level homes are also close to town, with some further out into farmland on lot sizes of a half-acre or more. With more mature trees and a bit of extra elbow room, these homes typically sell from $200,000 to $380,000.

Annville-Cleona Secondary School is close to most homes
South Annville is part of the Annville-Cleona School District. Cleona Elementary serves students in kindergarten through the second grade and scores a B-plus from Niche. Annville Elementary earns a B rating and accommodates grades three through six. Annville-Cleona Secondary School is located in the northern end of the neighborhood and houses students in the seventh through 12th grades. The combined middle and high school receives a B from Niche and offers half-day two-year certificate programs through the Lebanon County Career and Technology Center, with subjects including automotive technology, health careers technology and law enforcement. Lebanon Valley College is also close by in Annville and is a small, private college. Its Flying Dutchmen athletic teams compete in the Division III MAC Freedom conference.

Anneville-Cleona Secondary School serves 489 students grades 9-12 with a B rating on Niche.com.

Nature parks, hiking trails and sports complexes nearby
Parks and recreation are a stone’s throw away in nearby Annville, Palmyra and Mount Gretna. Quittie Creek Nature Park borders the area to the north and is popular for its wooded walking trails that wind through the site of a former limestone mill and quarry. Today, the forests and wetlands along the creek are a haven for native flora and fauna, such as trout, herons and century-old trees. South Annville is also close to Palmyra’s sports complexes such as In the Net, which hosts baseball, soccer and lacrosse tournaments in addition to seasonal sports leagues. Aspiring gymnasts can train at the Paramount Sports Complex, while hockey players hit the ice at Klick Lewis Arena. To the south, both the Horse-Shoe Trail and the Lebanon Valley Rail-Trail have trailheads near Mount Gretna, providing miles of walking and biking paths.

A local grocer provides everyday goods, with dining in Annville
Much of South Annville is agricultural and industrial, comprised of a patchwork of farmland and agriculture-supporting businesses. Though seasonal produce stands and pick-your-own farms can occasionally be found in the area, most folks rely on Country View Grocery to stock the pantry. Other essentials and shopping sprees typically require a trip to Palmyra or Lebanon, though Annville has a handful of local dining options. “There’s not much in South Annville, and even Annville is a small town, but there’s at least a grocery store and enough places to eat on Main Street,” Reed says. Corvette Grille is popular for its Wednesday trivia nights and lively dive bar atmosphere. Just down the road is Ninh Kieu, which is beloved for its authentic Vietnamese fare.

Mount Gretna is a destination for art enthusiasts and lake lovers
About 1 to 5 miles from most South Annville homes is Mount Gretna, a summer getaway for residents near and far. This tiny resort town is known for its Victorian architecture, creative spirit and popular lake beach. Folks flock here on hot days for a dip in Conewago Lake and a sweet treat from the Jigger Shop, an ice cream parlor with a rustic, old-school feel. Each August, the Mount Gretna Outdoor Art Show fills the streets with exhibitions and entertainment from local and nationally recognized artists alike.

Take U.S. Highway 322 or 422 to Lebanon or Harrisburg
South Annville is roughly 5 to 10 miles from Lebanon. Harrisburg, where Harrisburg International Airport and the Pennsylvania State Capitol are located, is approximately 20 to 30 miles west. Theme park enthusiasts might purchase a season’s pass to Hersheypark, which is about halfway between Harrisburg and South Annville. Interstate 76, locally known as the Pennsylvania Turnpike, is a few miles south of the neighborhood and runs 85 to 90 miles east to Philadelphia. Both U.S. Highway 322 and U.S. Highway 422 pass through South Annville.
