Bordering the University of Notre Dame, the St. Joseph River and a growing downtown area, Northeast South Bend offers a place to live for many different lifestyles. Working professionals, young families, long-time residents and university members coexist in the large area where the university is only a short drive or walk away. While not everyone in the neighborhood is an affiliate of Notre Dame, either as a student or employee, its presence affects most. "As you get closer to campus, it almost becomes like waterfront property," says John Brady, a broker at Weichert Realtors who has lived in South Bend for most of his life. "People will pay a premium to have The Golden Dome within sight." After all, the establishment of Notre Dame contributed to South Bend's growth from 1,000 residents in the mid-1800s to the large population of over 100,000 today.

Luxury condos bringing up the median price of homes
For over 100 years, single-family homes dominated the neighborhood. Bungalows and Colonial Revivals from the 1920s sit alongside ranch-style homes and split-levels from the 1950s and '60s. Some of the newest houses in the area have attached garages, but most have detached garages built years after the house, accessible via alleyways. The smaller homes range between $90,000 and $210,000, while larger homes in good condition, despite their age, often sell between $200,000 and $485,000. A few farmhouse-inspired new traditional houses are available in the $500,000 to $900,000 range, but it's the condos in the area that fetch the highest price. Average prices in Northeast South Bend are higher than the South Bend Metro area's average, partly due to the surge of new-build townhouses and condos over the past 15 years. The units begin at around $375,000 and top at $1.3 million. Despite mainly being consolidated in the northern end of the neighborhood, near the campus, fewer students live in them and in the nearby apartment buildings than one may think. "Notre Dame built a lot of dorms in the last ten years. They're doing their best to keep students on campus," Brady says. "As a matter of fact, students can't live off campus until their senior year, so there aren't a lot of student-occupied rentals nearby."

Events and Notre Dame football games on campus
Notre Dame was founded in 1842 as a religious educational institution and opened in 1843 with only 12 students during its first year. At that time, tuition was $100 per year for students who lived on campus and $20 per year for day students. Now, the university has over 13,000 students, and tuition is $65,000 per year. Known mostly for its impressive research curriculum, religious pride and Fighting Irish football team, the university is also a community pillar and a meeting space for South Bend residents. In addition to the football games in the center of campus, events open to the public occur nearly every day. Book discussions and lectures happen in the Hesburgh Library, and concerts are at Jenkins Nanovic Hall.

Living central to large employers
One of the largest neighborhoods in South Bend, Northeast South Bend covers a large amount of land with mostly gridded roads, parks and institutions. Some designated bike lanes are in the area, and other roads have signage for drivers to share the roads with cyclists. Transpo buses run along North Eddy Street and many side streets that intersect it, leading north to the university and west to the downtown area. The farthest and southeasternmost park in the neighborhood is only 2 miles from downtown and 3 miles from the Notre Dame campus. Lesser known but locally popular Indiana University of South Bend is close and a significant employer. South Bend International Airport is 5 miles west, and the nearest hospital is just across the St. Joseph River.

Major shopping is northwest of Northeast South Bend at University Park Mall.

High diversity and competitive academics at public schools
Young students attend Nuner Elementary School, followed by Jefferson Middle School. Both schools receive an overall grade of C and a diversity grade of A by Niche. Adam's High School is rated an A-minus and is the third most diverse public high school in all of Indiana, according to Niche. It is also among the state's top 20 public high schools for college prep, offering a gifted program, AP classes and an International Baccalaureate Program. Academic competitions take place throughout the year, including Quiz Bowl, a rapid buzzer challenge in which teams race to answer educational questions. Students learn the trial process through real legal cases in Mock Trial Club. In Science Olympiad, teams compete in events related to specific scientific disciplines.
Jefferson Intermediate School is a public school serving students of South Bend.
Local high school age children have access to Adams High School in South Bend.

Running around the perimeter of Notre Dame
A scattering of trees at the long, narrow Coquillard Park provides shade around the playground and half basketball court. Tennis courts are at the eastern edge of the park, one of the city's oldest, while a pavilion with picnic benches and a charcoal grill is at the center. As close as they are to the Notre Dame campus, residents often walk around the walking trails and small green spaces near the academic buildings, like Irish Green and God Quad. Runners can challenge themselves by doing the Notre Dame Campus Perimeter Run, which is longer than 2 miles and passes many of the campus' main attractions. Niles Ave Dog Park by Matthews is west, along the St. Joseph River. The park has fenced-in sections for dogs of different sizes and obstacles for those working on tricks.

Long-standing Rocco's pizza and a large mall
Rocco's Original Pizza grew from a small eatery with 12 seats to a restaurant that seats 150 patrons seeking Italian cuisine classics. Because of its central location and intersecting main roads, Northeast South Bend has a bit of every type of cuisine nearby. "You've got your fast food, and you've got local restaurants," says Roger Pendl, a Realtor with eXp and lifelong South Bend resident. "It's a popular destination." Trader Joe's is in the neighborhood, and extensive shopping is along South Bend Ave. Route 23 leads northeast to a large shopping area along Interstate 90 with big box stores, national chains, grocery stores and University Park Mall. The mall has over 130 stores and restaurants and is open daily.
