A place to stay for decades
Though over a century old, the homes of Sunnymede are in impressive condition – lived in by residents who love and cherish their neighborhood. Privacy fences and trees border modest lawns. Fresh paint, decorative shutters and updated windows adorn many architectural styles. But it's not just the houses that make Sunnymede highly desirable. "It's within walking distance of downtown, the farmers' market and Potawatomi Zoo. And it's only a 10-minute drive from Notre Dame," says Julia Robbins, the team lead of Robbins Realty Group, who has sold more homes in Sunnymede than any other Realtor. People from all walks of life choose the neighborhood for its proximity and charm. "There's a good mix of first-time homebuyers and established families," Robbins says. "There are residents who have been here for more than 40 years. Some people move here and decide to stay for life." Sounds of lawnmowers and kids playing fill the air, occasionally accompanied by trains chugging along the tracks that back up to a few homes along Longfellow and Belmont Ave. Though more expensive than the metro area, a house in Sunnymede means securing a spot in one of South Bend's most prestigious neighborhoods.

In a triangle of employers
One of the neighborhood's best attributes is its central location. "We're right in the middle of a triangle," says John Brady, a broker at Weichert Realtors who has lived in Sunnymede for most of his life. "People want to live near where they work, and Sunnymede is between downtown, Notre Dame and Indiana University." Most commuters can get to work in under 10 minutes by car. Still, buses are also available along Eddy Street and East Mishawaka. The neighborhood is walkable and bike-friendly for leisure and nearby errands, thanks to sidewalks and designated bike lanes. The nearest hospital, Memorial Hospital, is 2 miles away on the other side of the St. Joseph River. South Bend International Airport is 6 miles west. Though small – only nine gates large – the airport is Indiana's second busiest based on passenger traffic.
The South Shore Freight Line follows the south edge of the Saint Joseph River near Sunnymede.

Ice skating trails and a historic zoo
Less than 1 mile west at Howard Park, a giant playground and multi-level slides fill a tiered turf area. In the winter, the walking trails surrounding the playground transform into an ice-skating wonderland. Southeast, in the River Park neighborhood, are Potawatomi Park and Potawatomi Zoo. When not checking out Indiana's oldest zoo, kids can play on the accessible playground or cool off at the splash pad. The park also has a large conservatory with native and tropical plants. Cacti are on display, even in the winter, and the space is often closed for private parties and weddings on the weekends. Walkers and bikers take in sights of the St. Joseph River from the East Bank Trail, a paved trail that goes more than 3 miles from Sunnymede to North Shore Triangle.

A mix of mansions and modest homes
East Wayne Street divides the housing stock in two. Homes south of the road sit closer together and are smaller, ranging between $150,000 and $500,000. Colonial Revivals and cottages with Tudor inspirations on elevated lawns sit above the sidewalks and streets. With the help of brick and stone retaining walls, the houses are removed from the occasional flooding that takes to the streets after heavy storms. The area's most extensive and expensive houses are north of Wayne. Storybook mansions with witch's hat turrets are next door to farmhouse homes with wide porches and sprawling ranches with Mediterranean designs. Yards are large, often filled with inground pools, private tennis courts or half basketball courts. Ranging between $500,000 and $800,000, they sell fast, lasting less than the neighborhood average of 23 days on the market. "Sunnymede is one of the most popular and desirable areas in the community," Brady says. "The location is perfect, and houses are in high demand because they're historic and charming and reasonably priced for the area."

Fresh produce from South Bend Farmers’ Market
South Bend Farmers' Market is just past the southwest boundary of the neighborhood. With a history dating back to 1911, the gathering space for farmers, gardeners and creators has moved and expanded to accommodate a growing crowd. Operating out of its current location since 1928, the market is open only on Tuesdays, Thursdays and Saturdays. On the other days of the week, shoppers can grab groceries at Trader Joe's, which is 1-½ miles north along Eddy Street. Locals sip on wine at Iron Hand Wine Bar on two patios overlooking the river. The wine bar also hosts weekly events like a book club, dance classes, girls' night and trivia. Anyone heading to a nearby park for a picnic can first stop at Bamber's Superette Food Market on Mishawaka Ave. Shelves are stacked with wine, while coolers chill cheeses, premade meals and olives. Family owned since 1937, Builders Store supplies hardware tools and materials to home owners in the neighborhood.

Diverse public schools and a nearby private school
South Bend Community School Corporation is rated an A in diversity by Niche. Parents who choose public education for their children can send them to Nuner Fine Arts Academy, rated a C. Jefferson Intermediate Traditional School is also rated a C and uses electronic models with modern technology to enhance learning. Just south of the neighborhood, Adams High School is walkable for many. Rated an A-minus, the school has over 15 extracurriculars for after-school involvement. Parents who wish to go the private route have Good Shephard Montessori School as an option in the northwest corner of Sunnymede.
