The Armstrong County enclave of South Bend Township, Pa., is thoroughly rural — ideal for those seeking plenty of space to spread out. “Someone looking for privacy and more acreage,” says local Realtor Kim Marie Angiulli of Coldwell Banker Realty, with 25 years of experience. “Maybe farming opportunities or someone looking to create an equine estate.” Denise Lewandowski of Howard Hanna Real Estate Services adds, “It’s a peaceful, serene, quiet, tranquil, private setting.” Lewandoski has sold homes in the area for 16 years. The housing inventory here has variety, too, featuring options built across the mid-to-late 20th century in an array of craftsman, colonial, farmhouses and ramblers. Lot sizes in this area start at about an acre and can stretch as much as 70 acres for farmland. The median square footage of lots is 187,740 square feet. Homes around South Bend Township line winding, one-lane country roads and emerald green grass. The median size of the homes is 2,100 square feet. The landscape here has a hilly contour, thanks to Armstrong County’s location in the Allegheny Plateau, a section of the Appalachian Mountains. Homes in South Bend Township can sell for prices anywhere from $40,000 to $259,000. On average, homes on the market sell within 60 days. Roughly 87% of homes are owner-occupied and 58% of structures in the neighborhood are commercial properties, including municipal buildings, a forge, nearly 20 locally-owned businesses and an excavating company. The CAP Index crime score is 1 out of 10, which is the lowest possible score. Kids in South Bend Township can attend schools in the Armstrong School District. Children can go to Elderton Elementary for kindergarten to sixth grade, a school with a B- overall rating on Niche and a student-teacher ratio of just 11-to-1. Students in South Bend Township progress from Elderton to West Shamokin Jr.-Sr. High for Grades 7 to 12. West Shamokin, which has a C+ overall grade on Niche, features a music department with music theory and guitar classes and a computer science department with programming, robotics and web page design courses. The high school’s student-teacher ratio is 10 to 1. There are also 9 colleges and universities near South Bend, including Indiana University of Pennsylvania. For outdoor enthusiasts, South Bend Township’s spot is along Crooked Creek, a tributary of the Allegheny River. The creek flows into nearby Crooked Creek Lake, a 350-acre fishing hotspot for bass, crappie, muskie and sunfish. Five trails wind around the outskirts of the lake, as does a 45-site campground that features a playground, a volleyball court and corn hole boards. Those who want to dip into the lake can head to Tunnelville Beach Peninsula, a sandy spot by the water. Crooked Creek Lake falls within Ford City, which is where Angiulli says South Bend Township residents may go for dining and shopping. Garda’s is a well-liked restaurant not too far from Crooked Creek Lane. Garda’s is known for its portion sizes, and its prime rib is particularly popular. Locals can cap a meal at Garda’s with a serving of homemade soft-serve ice cream from Speedy’s Tasty Treats up the road from March to October. Residents can keep going toward the center of Ford City for grocery shopping at Hankey's Riverside. While there are nearly 20 locally owned businesses, other shopping can be done in Indiana, Pa., a 20-mile trek. South Bend Township’s location isn’t far from U.S. Route 422, which residents here can hop on to connect to Pennsylvania Route 28 for trips south to Pittsburgh, just under 60 miles away. Routes 56, 156 and 210 also cut through the neighborhood. Local events in the area include annual holiday events, goat yoga and Escape Room on the Train, which is a turn-of-the-century escape room event held on a stationary caboose.
