Home styles range from established cottages to hillside houses

Houses in South Charleston span a wide mix of styles. The northern end features early-1900s cottages and bungalows densely packed along the streets. Heading south, the roads wind through the hills, featuring ranch-style, New Traditional or Colonial Revival homes from the latter half of the 20th century. They’re often surrounded by leafy trees and have larger yards than the city’s older properties. As far as costs, South Charleston generally offers a better deal than nearby cities. Homes are often priced between the lower $40,000s and upper $600,000s, with a median sales price around the lower $100,000s.

Popular shopping and dining along D Street and Corridor G

One of South Charleston’s biggest draws is the wide mix of businesses in the city. “You have all of your shopping. Down Corridor G, you have your Walmart, your Sam’s Club, your Cabela’s, Lowe’s and Home Depot,” says Christina Pepper, a sales associate at Berkshire Hathaway Home Services Professional Realty with nearly 20 years of experience. The shopping centers along the highway also have several chain restaurants, including Olive Garden and Logan’s Roadhouse. For local options, head to D Street downtown, where you can browse antique stores and dine at spots like Yen’s Sandwiches or Pho Vinh Long. Pepper also recommends Olive Tree Café and Catering, popular for its Mediterranean dishes.

Parks include sports courts, trails and historic sites

South Charleston has a robust parks system with lots of activities to enjoy. Some of the popular green spaces in the city include:

  • Little Creek Park, which has tennis and basketball courts, baseball fields, playgrounds and a disc golf course
  • The South Charleston Community Center, with a weight room, group fitness classes and a swimming pool
  • Joplin Park, offering a paved walking path, exercise stations and a dog park
  • The Criel Mound, a Native American burial mound downtown that has historical markers, walking paths and benches overlooking the city

Free movies, farmers market and annual festival bring people together

Several events and attractions in the city keep life interesting. The Labelle Theater on D Street has been restored and now shows free movies on Fridays and Saturdays, allowing for affordable entertainment in a setting that brings back childhood memories for many longtime residents. The South Charleston Farmers Market was founded in 2025, bringing local producers and vendors to MacCorkle Avenue. You can stroll through the stalls and shop for fruits and vegetables, meats, flowers and more. Every August, the community comes together for Summerfest, a four-day festival downtown with concerts, food vendors, a car show and fireworks.

Local schools offer rigorous IB and arts programs

Students in South Charleston are served by Kanawha County Schools. Some attendance options include:

  • South Charleston High School, which is the only high school in the state to offer the International Baccalaureate program
  • Dunbar Intermediate School for the elementary arts magnet program
  • Capital High School for the secondary arts magnet program, which offers choir, band, orchestra, theater and dance
Students can also explore schools outside the district thanks to West Virginia’s open enrollment policy.

Quick drives and multiple transit links to Charleston

There are multiple industrial sites within the city, but Pepper says most people commute to Charleston for work, which isn’t much of a commute at all. “It’s maybe 8 minutes, if that,” she says. The capital city is about a 4-mile drive along MacCorkle Avenue and multiple bus routes also connect the two cities.
