Fast-growing suburbs near Lebanon-Cornwall Schools

From dairy farms to urban row homes, South Lebanon spans the suburbs just beyond Downtown to the rolling farmland on the cusp of Cornwall, with plenty of variation in between. According to Joan Hains, a Realtor with Berkshire Hathaway HomeServices Homesale Realty and lifelong Lebanon County resident, South Lebanon is one of the area’s fastest-growing neighborhoods. Most of Lebanon suburbs are directly to the north and south of the city, but Hains claims that the south is extra desirable for its convenience. “If you look at South Lebanon, that’s where Cedar Crest Middle and Cedar Crest High are. All the elementary schools feed into there, so all the families want to live nearby,” Hains says. “Plus, a lot of our shopping centers are along Quentin Road, which also isn’t far. We have a new Target that went in maybe a year or two ago, and now everyone wants to be close to Target!”

From close-in row homes to spacious new constructions

Row houses, Cape Cods and cottages are all among the early 20th-century homes that perch on petite lawns near Downtown, clustering together on gridded, tree-lined streets. Further out, suburbs built in the mid- to late-20th century sprawl out along winding roads, with some homes occupying a third of an acre lot. A handful of new constructions have begun to crop up along these established neighborhoods of ranch-style and New Traditional houses. While single-family homes are generally priced from $165,000 to $600,000, townhouses can list from $200,000 to $320,000. This area also has a 55-plus community, Sycamore Park, where manufactured homes sell in the low $100,000s.

A fresh coat of paint for Cedar Crest Middle and Cedar Crest High

South Lebanon is part of the Cornwall-Lebanon School District. South Lebanon Elementary, Cedar Crest Middle and Cedar Crest High all score a B grade from Niche and are located in the neighborhood. The middle and high schools share one large campus, which began renovations in 2024 to upgrade the current school buildings and add expanded classroom space. A couple of private schools are also located in the neighborhood, such as Buffalo Springs Parish School and Meadow Ridge School. Both schools enroll fewer than 50 students and serve grades K-8.

Walk around South Hills Park or the Lebanon Valley Rail Trail

South Hills Park spans 160 acres of forests and fields and provides plenty to do outdoors, from a 36-hole disc golf course to a children’s climbing playground. “South Hills is one of the big parks here. Actually, I think it’s the biggest,” says Lizbeth Suarez, a Realtor with Iron Valley Real Estate who lives in Lebanon. “It has all the baseball fields, so there’s always games there.” Myriad sports facilities and athletic fields are suitable for pickup games or youth team practices, with paved walking and biking paths connecting most of the park’s amenities. The Lebanon Valley Rail Trail runs along the western edge of the neighborhood and spans more than 20 miles from the heart of Lebanon to the very outskirts. The path, which repurposes Lebanon’s abandoned railroad corridors into outdoor recreation spaces, is a popular place for folks to go for a stroll. Iron Valley Golf Club is also just to the south in Cornwall and provides 18 holes of golfing in the summertime before transforming into a snow tubing facility in the winter.

Local farmers and producers with chain shopping and dining nearby

Although South Lebanon isn’t known for its shopping and dining scene, a handful of restaurants are scattered around the area and big-box stores are close by. Angelo’s is a relative newcomer to the Lebanon food scene, but it’s quickly made a name for itself with its wood-fired pizza oven and pet-friendly patio. Patches Family Creamery is a local dairy market known for its ice cream and country charm, with a playground and farm animal petting zoo for kids to enjoy. Just west of the neighborhood, chain stores such as Target, Lowe’s, Giant and Tractor Supply Company line the Quentin Road corridor. New spots to dine have recently opened in North Cornwall Commons, a mixed-use development nearby. Ancestor Coffeehouse & Creperie is a cozy breakfast spot, while Mick’s All American Pub is the place to catch the game over some wings or a burger.

A front-row seat to the Lebanon Area Fair

The Lebanon Valley Exposition Center and Fairgrounds is right on the cusp of South Lebanon, but it draws in folks from all over for the artisan shows and farmers’ exhibitions held there throughout the year. It also hosts the Lebanon Area Fair, one of the region’s biggest and best-loved annual events. For nearly 70 years, the fair has drawn in attendees with its carnival rides and deep-fried food, plus the crowning of the Lebanon Area Fair Queen.

South of Downtown and north of the Pennsylvania Turnpike

South Lebanon is home to the Lebanon VA Medical Center, a Veterans hospital with an emergency room plus additional healthcare facilities. Downtown Lebanon is roughly 1 to 5 miles away, and U.S. Highway 322 runs through the southern end of the neighborhood. The highway leads 35 to 40 miles west to Harrisburg, where the nearest international airport is located. Interstate 76, locally known as the Pennsylvania Turnpike, is about 5 to 10 miles south and runs east to Philadelphia, approximately 85 to 90 miles away.
