South Miami is a small city next to the University of Miami and just south of Coral Gables. This 2 1/2 square-mile city is desirable for its central location and amenities, including a Miami Metrorail stop. South Miami is under 3 miles west of the Atlantic Ocean, so the weather is typical of the surrounding areas. About half the homes are listed in the city’s updated flood zone map, with most of those being in the center of the city alongside a canal that runs through it. South Miami has a population of around 12,000 and has been given the All-America City Award and ranked among the Top 10 Cities in Florida for Young Families by NerdWallet.

The residential streets here lack sidewalks and are lined with lush lawns and native flora such as canary palms and birds of paradise. It is possible to find fixer-uppers for under $500,000, but anything move-in ready will run from $750,000 all the way up to $5 million. On the lower end of the spectrum are colorful postwar ranch-style homes with tall date palms in their small lots and fenced driveways. For under $1 1/2 million, ranch-style homes remodeled with in-ground pools on medium-sized lots are available. Exterior and interior renovations turn these ramblers into midcentury moderns. At the top of the price range, new constructions of contemporary modern homes with separate wings housing six bedrooms and two-car garages are listed for $4 million.
Parents can petition for school choice
Students in South Miami are zoned for Ludlam Elementary School, which received a B on Niche. South Miami Middle School and South Miami K-8 Center, a charter school, received B-pluses on Niche. South Miami Senior High School received a C-plus, although it has a gifted and talented track, and its college preparatory program received a B-minus. Additionally, South Miami parents may petition the Miami-Dade Public Schools system for a transfer to an alternative school, so their student can attend one of the more highly ranked schools in the vicinity, such as the International Studies Preparatory Academy high school, which received an A-plus on Niche.
Green spaces within walking distance
With several city parks, green spaces, however humble, are within walking distance for nearly all residents. Brewer Park sits on the canal, offering tennis and handball courts and a playground. All-America Park is more rugged, with live oaks and palms along dirt trails, making this 1.5-acre space feel wilder than its environs. Enrique Henry Cepero Memorial Park in next-door Coral Gables is the largest in the area, with biking trails, benches, and a manicured lawn. Adjacent is the prestigious Riviera Country Club.
Upscale and budget friendly eats
Eater Magazine lists Fiola Miami in South Miami as one of the area’s 17 most superb restaurants. This upscale Italian eatery offers a prix fixe lunch menu and is a popular brunch spot. For a different style of dining experience, Chug’s Diner is listed as one of Eater’s 13 Fantastic Budget-Friendly Restaurants in Miami. With an all-day breakfast, Chug’s is like a Cuban version of a traditional American diner. There’s a commercial district where Route 1 meets Sunset Drive. Visitors will find high-end fast food like Shake Shack and Whole Foods, shops, and movies at The Shops at Sunset Place Mall.

Catching the Metrorail
The Miami-Dade Metrorail only has two lines, and South Miami is on both. Commuters may catch the orange or green lines from the South Miami station, where trains run every 15 minutes between 5 am and midnight. Straphangers can reach the Miami International Airport in 45 minutes. Drivers will appreciate being next to Route 1, which runs along Florida’s east coast.
