Avalon
Neighborhood in South San Francisco, California
San Mateo County 94080
Midcentury neighborhood with a suburban feel
Avalon was developed in the early 1950s. It’s filled with raised and one-story ranch styles, as well as split levels. They average around 1,000 square feet of living space because compact two-bedroom houses were typical then. As the decades passed, homes became larger and more expensive. No matter the size, the well-maintained houses sit along winding streets that end in cul-de-sacs. Homes sell for a median price of $1.25 million after around 10 days. Prices range from $900,000 to $1.5 million for two- to three-bedroom homes, while homes with 4 or more bedrooms sell for between $1.4 million and $2 million.Playgrounds, athletic fields and walking paths
Avalon has a collection of parks and playgrounds scattered throughout the neighborhood. Avalon Park is centrally located and features a playground with a jungle gym, picnic tables and a baseball diamond with bleachers. Brentwood Park sits nearer to the southern boundary and has a large swath of tree-lined open space to stroll through. Its brightly colored playground has climbing areas, games and swings. Athletes have their pick of a basketball court, a baseball field, a walking path and a tennis court. Zamora Park is a pocket green space with trees partially shading the children’s playground and picnic tables. The California Golf Club of San Francisco is the neighborhood’s northern border. Golf Digest ranked the membership-only club as one of the country’s 100 greatest courses.Interactive workshops, science competitions and college credits
Children can attend Ponderosa Elementary School and Alta Loma Middle School, both of which received B-plus ratings from Niche. Ponderosa Elementary participates in the Soul Shoppe program, encouraging community through interactive workshops. Alta Loma Middle competes in the Helix Cup, an annual science festival across South San Francisco middle schools. A-minus-rated South San Francisco High School allows students to earn two years of university credits through Skyline College before graduating.Variable air quality
Due to area oil refineries and factories, Avalon experiences 17 or more days of unhealthy air each year. On unhealthy days, residents are advised to wear face masks, use air purifiers and have an air quality monitor.San Bruno BART station, the 280 freeway and lots of sidewalks
Avalon is one of South San Francisco’s most walkable neighborhoods, thanks to a network of sidewalks throughout the residential sections. Bike lanes run along Westborough and Junipero Serra Boulevards, and bus stops are concentrated near the community’s center. El Camino Real and Interstate 280 border opposite sides of Avalon and connect to Interstate 380 just south of the area. People heading 14 miles to downtown San Francisco don’t have to go far for transit because the San Bruno BART station is only 1.5 miles away. The neighborhood is 2 miles from Kaiser Permanente’s South Francisco Medical Center and 5 miles from the San Francisco International Airport. The freeways and airport contribute to noise pollution during heavy travel times.Neighborhood eateries, grocery stores and the Shops at Tanforan
The neighborhood has a few restaurants along El Camino Real. Little Lucca is a locally owned sandwich shop known for its Dutch crunch bread and famous garlic sauce. For Mediterranean food, Sofra Grill serves freshly baked bread alongside kabobs, shawarma and lamb chops. Boracay Garden & Grill has an extensive menu of Filipino classics like pancit and sisig while creating modern signature dishes like seafood black rice. Across El Camino Real, The Shops at Tanforan is an indoor mall with a movie theater, Target and JCPenney. Pacific Supermarket is immediately north of Avalon and sells a variety of specialty snacks. The Smart & Final grocery store is located just off Hazelwood Drive for produce, dairy and meats.National memorial to the fallen
Golden Gate National Cemetery is just south of Avalon. The 162-acre space was established between the World Wars and dedicated in 1941. Monumental gates welcome visitors to the L-shaped cemetery. People often come to this peaceful environment to walk the paved pathways between headstones.
