South Strabane Township has ample green space and quiet residential pockets, close to major thoroughfares and city amenities, located on the northern outskirts of Washington, Pennsylvania. “The Washington area is very close knit, where everyone knows everyone,” says Brenda Deems, a Realtor with Berkshire Hathaway HomeServices and Washington County native. “It’s surrounded by two highways, so it’s very quick to get anywhere.” Pittsburgh is around 30 miles away and is within a 30-minute drive, according to Deems. Big Box stores sit in the center of the township, with local businesses a few minutes away in downtown Washington.

Shopping and dining on Washington Road and in downtown Washington

Washington Road is lined with big box stores, supermarkets and chain restaurants. “Everything you need is right there,” Deems says. Target, Sam’s Club and Walmart are all nearby, while downtown Washington is just three to five miles away. Harmony House Cafe serves coffee, sandwiches and baked goods. The Presidents Club is a cozy tavern offering pub fare from fish and chips to bone-in pork chops. The eatery is also known for its specialty cocktails. Along U.S. Route 40, Kopper Kettle Restaurant serves pasta, wings and steakhouse fare and has served as a local watering hole for over 30 years.

Privacy between homes and a wide range of price tags

The township has a diverse housing market, from mid-century Cape Cods and farmhouses to 1970s bi-levels and 21st-century Colonial Revivals. “In South Strabane, you can get more land and bigger homes compared to neighboring communities,” says Deems. “Even with smaller properties, you have some privacy from your neighbors because it’s more spread out.” Many of the area’s houses sit on properties between a quarter acre and 2 acres, with some smaller lots closer to Washington’s city limits. Manufactured homes and fixer uppers range from $20,000 to $80,000 while move-in-ready houses can go for $130,000 to $720,000, with newer builds and spacious lots making up the high end of the market. One to three-bedroom condos and townhouses range from $100,000 to $380,000.

Outdoor recreation in South Strabane

South Strabane Community Park has a playground, a baseball diamond, a soccer field and mowed walking trails. On the township’s west end, Washington Country Club has a nine-hole golf course, a pro shop, a dining room and a pool. Nearby, the 270-acre Washington Park is home to a community pool, picnic shelters, wooded trails, a dog park and ample athletic facilities. The Vernon C. Neal Sportsplex is located in the park and plays host to soccer and ice hockey games.

Dual enrollment and career and technical education at Trinity High

Kindergarten through third-grade students attend Trinity East Elementary School, which earns an A-minus grade from Niche. Trinity Intermediate School opened its doors in fall of 2025 to fourth and fifth grade students and has not yet been given a Niche grade. Trinity Middle School receives a B-plus. Also with a B-plus, Trinity High School offers a wide variety of career and technical education courses, including agricultural production, applied horticulture and early childhood education. The high school also partners with nearby institutions like Community College of Allegheny County and University of Pittsburgh for its dual enrollment courses. Washington is home to the private Washington & Jefferson College, a small, liberal arts school.

Interstates close to home provide direct routes to urban centers

Interstates 70 and 79 intersect in South Strabane Township, providing direct routes to Pittsburgh, Wheeling, Ohio and other cities. Pittsburgh International Airport is around 35 miles north.
