Mountains meet industry in South Weber, a residential city that sits along its namesake river and the Wasatch Mountain range, about 11 miles south of Ogden. Originally settled by homesteaders in the 1850s after splitting from Uintah, South Weber has since transitioned with a population of over 8,100, surrounded by the outdoors on one side, and the Hill Air Force Base on the other. South Weber is often hailed as "The Windy City" because of jet streams from the base paired with the natural winds from Weber Canyon. “If you’re into watching planes land, you’ll see them all the time in South Weber,” says Joe Adair, broker and owner of Adair Real Estate, who has over 30 years of experience.

Hill Air Force Base jobs and other industries

South Weber’s job market includes the Hill Air Force Base bordering the southwest of the city. As Utah’s largest single-site employer, the base produces an annual economic impact of $11 billion. “You have independent contractors and military all working on the base or for Northrop Grumman,” Adair says. In addition to the government and defense industry sectors, South Weber has a niche in manufacturing and construction. Top employers include Geneva Rock Products, Weber Basin Job Corps and Staker Parson Companies, which benefit from proximity to the mountains.

Newer neighborhoods of single-family homes

Most properties in the city sit on large, grassy lots with trees lining streets closer to the mountains. New traditional multi-story houses, single-story Craftsmen and ranch-style homes are most common. There are also contemporary townhouse communities with tucked-in garages. Single-family homes in South Weber have a median price of $635,000, while townhouses share a median price of $425,000. These are both higher than the national median of about $407,000.

City parks and recreation along the Wasatch Mountains

There are over 50 acres of parks and green spaces in South Weber, including multiple playgrounds, ballfields, a bike park and a dog park. Posse Grounds Park has a paddock for equestrian. These parks are also the sites for events such as South Weber’s County Fair Days, a week-long celebration in August with a rodeo and parade. There are also several golf courses in surrounding cities, including Hubbard Golf Course and Sun Hills Golf Course. South Weber’s Family Activity Center provides indoor facilities and fitness classes. With South Weber’s location along the Wasatch Mountains, the city has access to multiple hiking and biking trails through Weber Canyon. A continued work in progress, the Weber River Parkway Trail is a new pathway that will connect to the Bonneville Shoreline Trail and the rest of the mountain range.

Navigating South Weber’s multiple modes of transportation

Access to multiple highway systems provide plenty of options for getting around South Weber. Interstate 84 travels east to west along the north of the city and connects to Interstate 15 in Riverdale. Additionally, U.S. Route 89 travels north to south, taking commuters to both Ogden and Salt Lake City. The Utah Transit Authority provides local bus lines with stops in the city, including the South Weber Park-and-Ride station. For commercial flights, the Salt Lake City International Airport is around 31 miles away.

Quality public schools in Davis County

The Davis School District enrolls over 73,450 students across 96 public schools and earns a B-plus grade from Niche. Of these, South Weber Elementary School and Highmark Charter School, which teaches Kindergarten through ninth grade, are located in the city. Students living in South Weber are also zoned for Sunset Junior High School and Northridge High School, which is in nearby Layton.

Traveling to nearby shopping and dining

The city does not have a designated shopping and dining district but is close to other outlets. “There’s easy access to restaurants and any kind of shopping you need. Everything is within 5 to 10 minutes away,” Adair says. Commercial corridors along US-89 and Harrison Boulevard are about 4 miles north, past Uintah, going into South Ogden. These areas have various small businesses and a regional grocery store. Restaurants include American grills, international eateries and fast-food options. Additionally, the Layton Hills Mall is about 8 miles southwest.

Strong winds and decreasing crime reports

The city contracts with the Davis County Sheriff's Office. According to the Bureau of Criminal Identification, the number of violent offenses reported in 2024 decreased by 28% from the previous year. Additionally, property offenses reported decreased by 20%. South Weber’s location along the mouth of Weber Canyon impacts the weather in the city and surrounding areas. “It’s a high wind area all winter, so it gets very cold,” Adair says. “It’s breezy all summer, which is nice and cool.”
