Spacious homes on large plots of land define the landscape of Southborough, a formerly rural town less than 30 miles west of Boston. And home to the renowned, private Fay School and St. Mark's School – in addition to highly rated public schools – Southborough is a Boston suburb that's a destination for those who want a top-notch education for their children. "Northborough, Westborough and Southborough used to be known as the 'Golden Triangle.' If you could get a house in one of those towns, you were doing well," says Michael Durkin, area native and Realtor at Laer Realty Partners. And that reputation continues today: "It has a vibrant downtown center, highway access and it's known internationally because of its schools."

Highly rated public schools and renowned private schools

Students attending public schools in Southborough typically attend Mary E Finn Elementary School for Pre-K through first grade. The school earned an A-minus grade from Niche. Students progress to A-plus-rated Albert S. Woodward Memorial School for second and third grade and A-rated Margaret A. Neary School for fourth and fifth grade. Older students continue to A-rated P. Brent Trottier Middle School and A-rated Algonquin Regional High School, which is attended by students from Northborough and Southborough. Southborough is also home to the Fay School, serving kindergarten through ninth grades, and St. Mark's School, serving ninth through 12th grades. Both are private boarding schools. Fay School, founded in 1886 as the first junior boarding school in the country, boards students in grades 7 through 9. "Kids come from all over the world to go to school at St. Mark's," Durkin says. "And keep in mind, between Boston and Worcester, you have 40 of the top-rated universities in the country."

Colonial revivals and sprawling contemporary homes

Homes in Southborough include well-kept, three-bedroom ranches and Cape Cods for between $500,000 and $700,000, and large contemporary and Colonial Revival homes for between $800,000 and $1.4 million, though some modern builds go for more. "If a house in Northborough sells for $1.2 million, the same house in Southborough is $1.3 and some change, because it's 10 minutes closer to Boston," Durkin says. Durkin explains that Southborough is mostly built out, but there are occasionally new developments. Chestnut Meadow is one recent development with (soon to be) 12 modern farmhouse-style homes along Dairy Farm Lane starting at $2 million. These homes, like many others throughout Southborough, span over 4,000 square feet and sit on large lots at least one acre in size. Homes in Southborough sell quickly, after an average of about three weeks on the market, an indicator of the area's popularity.

Southborough Golf Club and Sudbury Reservoir

Residents unwind with a round at Southborough Golf Club, a public, 9-hole course with gently sloping hills. Locals can get outside and hike along the ponds, woods and pastures of Callahan State Park, and kids play on the equipment at nearby Fayville Park. Sudbury Reservoir stretches out through Southborough and serves as the backup water supply to Boston. Swimming and boating are not allowed on the water, and dogs aren't allowed on the trails. However, residents still take advantage of the peaceful water views and wildlife spotting by hiking, skiing and fishing around the reservoir.

Southborough life along Main Street

Southborough's small downtown area along Main Street and around the intersection of Routes 85 and 30 is the center of life in town. "It's pretty much old New England," Durkin says. The area has institutions and businesses, including St. Mark's Episcopal Church, Southborough Library, the police and fire station, and a handful of restaurants; the Fay School and St. Mark's School are also near downtown. Mauro's Village Cafe is a popular spot to meet with long-time friends over a stack of pancakes. The cafe's wood-paneled walls adorned with old pictures make for a cozy hometown spot. Nan's Kitchen & Market on Turnpike Road also serves fried chicken sandwiches and breakfast platters, in addition to its extensive selection of grab-your-own wine and beer. Locals can purchase groceries at Walmart, just west of the town in Northborough.

Northborough Applefest in September

The largest local event is the Northborough Applefest, which happens each year over four days in September. Crowds watch the fireworks show on Saturday night and return Sunday morning for the pancake breakfast and parade. Locals line the streets to watch the parade of local dancers, high school bands, first responders and local businesses with decked out trucks and floats. The weekend-long festivities also include a 5K race, ice cream social, street fair, BBQ cookout and more community events.

Getting to Worcester and Boston on the MBTA train

Route 9, which takes travelers the 20 miles west to Worcester and 30 miles east to Boston, runs straight through Southborough. "Southborough is divided into south of Route 9 and north of Route 9," Durkin says. "A lot of the later growth has been south of Route 9, and earlier growth was north." Commuters can also take the trip to either city on the commuter rail from Southborough MBTA Station, a convenience that makes Southborough even more desirable. "In the late 90s, we opened up a subdivision by St. Mark's church called Stockwell Farms. Sales were okay, but then they announced the MBTA transit line," Durkin says. "Once that occurred, everything flew." Southborough is also 20 miles east of Worcester Regional Airport, 30 miles west of Boston Logan International Airport, 50 miles north of Rhode Island TF Green International Airport in Providence and 60 miles south of Manchester-Boston Regional Airport. Southborough is 4 miles south of UMass Memorial Health's Marlborough Hospital location. The town's CAP Index score is a 2, indicating a lower crime risk compared to the national average.

Private sewer and the Quabbin Aqueduct

Although Southborough is no longer a farming community, it maintains some of that rural feel due to the town's lack of municipal sewer lines. Development is also restricted in some areas because the Quabbin Aqueduct, which carries water from the Quabbin Reservoir to Boston, runs underground through the town. "You can build, but in some areas it's 300 feet below ground, and in others it's 20 feet," Durkin says.
