Community spirit is strong in south Orlando's Peppermill neighborhood
Orlando's Peppermill subdivision was established in the 1980s and '90s and retains an established feel on the city's far south side. Neighborhood pride is strong in this community of longtime and returning residents, many of whom have been here for decades. One example is John Olivares, president of the Peppermill Homeowners Association, who grew up here and now lives with his family in his friend's childhood home. "One thing that stands out is how quickly neighbors come together to support each other," Olivares says. "I've seen volunteers — young and old — work side by side to improve the playground or install new dog bag dispensers not because they had to, but because they care."
Development in Peppermill began in the 1980s, many of the original homebuyers still reside there today.

Ranch-style homes from the '80s and an optional HOA
The quiet, tree-lined streets add to the neighborhood flavor with culinary names such as Allspice Avenue, Bay Leaf Drive and Vanilla Court. Lining the roads are ranch-style homes with two-car garages and well-maintained lawns. Unlike surrounding neighborhoods, Peppermill's HOA is voluntary, and residents can show personality with various paint colors and lawn ornaments. Olivares says residents benefit from the stricter HOA neighborhoods nearby. "Being surrounded by these beautiful communities, we inherit that level of pride and care, which influences our home values," Olivares says. These 1980s homes may need updates, he adds. Residents enjoy a network of sidewalks, which are well-lit at night by street lamps. Prices range from about $350,000 to $500,000.

College-level studies at Orange County Public Schools
The neighborhood is part of the well-regarded Orange County Public Schools system. Younger kids can attend John Young Elementary School, which earns a B-plus from Niche, and Freedom Middle School, which gets a B-minus. Freedom High School has an A-minus grade, offering rigorous college-level tracks and specialized pathways. The Compass Scholar Academy aims to produce high-achieving students who can stand out among the college-level competition. Students take Advanced Placement courses and earn the AP Capstone diploma. Students also explore their interests through mass media, early childhood education and engineering programs.

Neighborhood parks and social spots
Peppermill has its own green space and dog park. The centrally located Peppermill Park has an open grassy area popular for soccer and football, a basketball court and a new playground that the community added in 2024. The dog park is a social spot for dog owners, who typically know their neighbors and their neighbors' dogs by name, according to Olivares. It features separate sections for small and big dogs. "Whenever anyone says their dog is loose and puts it on the Facebook page, someone always recognizes and returns it," he says.

Shopping and dining on Orange Blossom Trail
Pharmacies, grocery stores, gas stations, banks and restaurants are available on Orange Blossom Trail. Publix, Aldi and Walmart Neighborhood Market are all nearby. Classic diners, Latin restaurants, and barbecue restaurants are also a short drive away. Local favorite Chimiking is known for its mofongo and other Dominican and Puerto Rican dishes. Touken Sushi offers traditional rolls and hand rolls in a modern setting. The theme parks have their own shopping, dining and nightlife hubs at Universal CityWalk and Disney Springs.

Neighborhood events are in the works
Olivares hopes to revive some neighborhood events, which have recently fallen away. Holiday light contests, clean-up days and block parties have been well attended in the past. The neighborhood still does two annual garage sales. Olivares has his sights on an annual Spring Festival featuring vendors at the park. "One of our goals is to continue building engagement and create new traditions that reflect the diversity and spirit of our residents," he says. Fireworks displays are noticeable from the nearby JW Marriott on Saturday evenings in the summer.
Convenient highway access to downtown and the theme parks
Despite the quiet vibe, the neighborhood is well connected to highways. The south Orlando location also brings it about 20 miles from downtown and about 10 miles from Orlando International Airport and the theme parks. Interstate 4, the Florida Turnpike and State Roads 417 and 528 surround the neighborhood. Lynx buses stop on the bordering streets and connect to SunRail train stations. Olivares says the neighborhood HOA often advocates for road, lighting, and other infrastructure improvements. "We have a proactive HOA and a dedicated group of residents working together to preserve and enhance the neighborhood's appeal."
