Around 25 miles from Dallas and Fort Worth and up against Lake Grapevine sits Southlake, an upscale Metroplex city home to 31,000 residents. “Southlake is a unique community in the way that we bring together small-town atmosphere and old-fashioned charm,” says Shawn McCaskill, the Mayor of Southlake. “During the winter freeze of 2021, where many residents were without power and water for a couple of days, fellow residents opened their homes and wallets and volunteered to help their fellow residents in their time of need, under challenging weather conditions. It was a proud moment as a City Council member and a resident of Southlake.” Along with the welcoming community, Southlake offers an exceptional school system, a dynamic town square and many community events.
While some residents commute to Dallas or Fort Worth for work, the city has three companies with more than 1,000 employees: Sabre Holdings, Charles Schwab and the Carroll Independent School District.

Spacious new-traditional homes
“The 1990s were the boom years for Southlake,” says Jarod Marcus, a Realtor with RE/MAX Trinity II. Neighborhoods here sport new traditional styles with nods to classical and modern architecture. “It has a huge reputation for beautiful homes,” says Marla Carrico, a Realtor with Carrico and Associates. “They don’t look like a typical residential neighborhood. When you drive through, you can see some of those neighborhoods, which are absolutely stunning.” Communities like Timarron , Stone Lakes and South Ridge Lakes boast amenities like fitness centers, parks and trails.
The median sales price in Southlake is about $1.4 million, significantly higher than the Dallas-Fort Worth-Arlington area median price of $399,000, according to the Texas Real Estate Research Center. While the city backs up to Lake Grapevine, there are just a few waterfront homes. “There are a few scattered properties that have boat docks and a few neighborhoods that have community docks,” Marcus says. “Getting a permit to put a boat dock on Lake Grapevine is nearly impossible.”

Southlake Town Square, the city’s shopping and dining hub
“Southlake has been really smart in the way they've let their retail grow up, so it's all pretty thoughtfully done,” says Lori Blad, a Realtor with Keller Williams Realty Dallas Metro North. “There’s a lot of high-end places to shop, hang out and eat.” Southlake Town Square is the shopping and dining hub of the city, offering over 120 retailers and restaurants, from Apple and Lululemon to Brio Italian Grille and Corner Bakery. The 130-acre town square is also home to the Southlake Town Hall. “I love that I don’t have to get on the freeway or (go) into DFW to get what I need,” says Rebecca Utley, the director of development at the Southlake Historical Society. She has lived in Southlake for over 30 years. “You can’t throw a stick without hitting a really good restaurant.”

Southlake community events
“Southlake welcomes over 10,000 people each year to our annual Stars and Stripes celebration on July 3, our Home for the Holidays - Christmastime in Southlake tree lighting in Town Square, and the Carroll ISD Homecoming Parade,” McCaskill says. “In addition, Southlake hosts several multi-day events, like Art in the Square, hosted by the Southlake Women's Club, benefitting local charities, and Oktoberfest, hosted by the Southlake Chamber of Commerce.”

The A-plus graded Carroll Independent School District
“At the center of Southlake are some amazing and phenomenal schools,” Blad says. Students in Southlake attend Carroll Independent School District, which has 11 schools and serves more than 8,000 students. The district receives an A-plus grade from Niche. The district also boasts a zero percent dropout and 97 percent attendance rate. In 2015, Carroll ISD received the 6A Lone Star Cup Championship, a competition that considers the district’s academics, fine arts and athletics. The Clariden School is a private institution in Southlake that serves pre-kindergarten through 12th grade and earns an A-plus from Niche.

Community parks and Grapevine Lake recreation
Southlake has 20 parks for nature walks and outdoor recreation. “Bicentennial Park is the home of our Dragon Youth Baseball fields, along with our community recreation and events center, The Marq, the Southlake Tennis Center and our new Pickleball Complex,” McCaskill says. “In addition, Bob Jones Park is home to softball fields and soccer fields, along with lots of preserved open space adjacent to Grapevine Lake.”

Texas State Highway 114 access and DFW commutes
Texas State Highway 114 bisects Southlake, opening commuter access to the region. “The highway can get backed up at rush hour, but people expect that,” Utley says. “I’ve worked in the Dallas and Fort Worth areas. Southlake is in a good, centralized position to both of them.” Dallas-Fort Worth International Airport is about 8 miles from the town square, and commuters to Dallas or Fort Worth are within 25 miles of each city. There is no public transportation within Southlake, so residents rely on personal vehicles to get around.
Southlake weather and crime
Due to its position off Grapevine Lake and waterways like Dove Creek and Big Bear Creek, some areas of Southlake are prone to flooding after heavy rainfall. The city urges residents to be alert for heightened water levels and erects barricades around at-risk areas and flooded roads as necessary.
According to the Southlake Police Department, violent and property crime rates have continued to trend downward in recent years. In 2023, both rates were lower than the state and national averages.
