Southwest Ranches, 45 minutes from Miami, seeks to preserve its rural lifestyle. The municipality was incorporated into Boward County in 2000 to halt encroaching development. “Southwest Ranches is made to be an equestrian community,” says Heidi Lequerique, a broker with Real Estate Boutique of So Fla who has been in real estate for 20 years. “People move here for the land size, the schools and to have a more rural lifestyle.” Reflecting the larger mission of the town, Southwest Ranches is composed solely of open residential and agricultural spaces. The acres of land stretch between homes, giving residents plenty of room for recreation, livestock and more. No sidewalks decorate the roadsides, only endless manicured lawns divided by fences and trees. There are a few gated communities in the area run by a HOA; however, homes not in these locations still follow the community guidelines that help to preserve this rural location. These community guidelines dictate the use of outside lighting, fireworks, noise levels and home elevation. “Everyone keeps the integrity of the area, even though much of it isn’t under a homeowners association,” says Lequerique.

Akai Estates brings new construction
Sprawling contemporary ranches and prairie-style homes account for most single-family styles in the neighborhood. Some multi-floor residences and Spanish Revivals can be found as well. Homes range in price from $1.3 million to $4 million. Large homes with an acre or more go for $2 million to $7 million. The Akai Estates community is being built off of FL-818.
