Park Hills
Rows of bungalows and brick ranch homes
Park Hills is predominately made up of bungalows and brick ranch-style homes from the 1940s and 1950s. Over the years, homes have been modified with add-on porches, varying paint colors and design features, making each house look different than the next. Buyers looking for more space can find larger Colonial and Tudor Revival-inspired designs closer to downtown. Dense woods surround many of the lots here, creating a more secluded vibe. There are no sidewalks, but traffic is minimal for evening walks around the neighborhood. Homes in need of renovation can go for under $100,000, but prices typically start around $125,000 and can top $335,000. There are also opportunities to buy land starting at $25,000.Catch a ride on the SPARTA
With minimal sidewalks and bike infrastructure, residents usually drive to get around Spartanburg. Downtown is less than two miles away. The neighborhood’s main thoroughfare, Highway 296, connects drivers to Main Street and Interstate 26. Greenville is about 30 miles away and Greenville-Spartanburg International is 20 miles away. The Spartanburg Area Regional Transit Agency (SPARTA) provides bus service throughout the city. Residents can catch Route 7 buses at stops throughout the neighborhood and Route 8 buses along Highway 296.Easy access to downtown Spartanburg and WestGate Mall
With Main Street running along the northern part of the area, downtown Spartanburg’s local restaurants, boutiques, art galleries and nightlife are all within reach. Cribb’s Kitchen, featuring classic Southern dishes like fried green tomatoes, is a longtime community staple as the family that owns the restaurant has been tied to the city for more than 300 years. Authentic fish and chips are served with a pint of Guinness at Delaney’s Irish Pub while a good cup of coffee is down the street at Little River Coffee Bar. A quick grocery run can be done in the neighborhood at Sunny’s Market or residents can head to the Dorman Centre for big-box shopping at Walmart, Home Depot and T.J. Maxx. The classic American mall experience can be had at WestGate Mall.Connect with nature at Hatcher Garden and Woodland Preserve
Park Hill residents can immerse themselves in the natural beauty at Hatcher Garden and Woodland Preserve. With more than 10,000 trees and shrubs, the 13-acre botanical garden is packed with flora and fauna. Paved paths wind through seasonal gardens, a butterfly garden and several ponds, while gazebos and observation decks provide a place to pause for stunning views. Things are a bit livelier at nearby Stewart Park where it can get especially packed during the summer when children run through the water at the splash pad or fly down one of the playground’s many slides. Residents can also shoot hoops or play a game of soccer on the grassy multi-purpose field.Second-best high school in Spartanburg County
Most Park Hills children are zoned in Spartanburg School District Seven, but the In-District School Choice program allows families to apply to other schools within the district. Children can attend Mary Wright Elementary School, earning a C-plus grade from Niche. Students can move on to B-minus rated Carver Middle School and then Spartanburg High School with an A-minus grade. The high school is known for its thriving theater program and is ranked the second-best high school in Spartanburg County. Families here also have access to several private and charter school alternatives such as Eddlemon Adventist Christian Academy and Spartanburg Preparatory School. The oldest house in Spartanburg
Park Hills holds a unique piece of Spartanburg’s history: the Seay House. Believed to be the oldest house within Spartanburg limits, it was built by Revolutionary War soldier James Seay in the early 1800s. The Spartanburg County Historical Association now owns it offering school field trips and private tours throughout the year. Walking through the log home with a field stone chimney, visitors learn the story of Seay’s three daughters, who lived there and ran a farm for many years.
