Audubon Downriver
Suburban Neighborhood in Spokane, Washington
Spokane County 99205
Pre-war and midcentury homes
First developed at the turn of the 20th century, the neighborhood was one of Spokane’s first suburbs. Its housing market features pre-war cottages and Craftsman bungalows, along with midcentury Cape Cods and split-levels. While these homes often retain their original exteriors, many interiors have been modernized to meet contemporary standards. New construction that blends well with the neighborhood's architectural heritage can also be found, offering features that recall the Craftsman and midcentury designs prevalent in the area. With home prices ranging from $300,000 to $550,000, the neighborhood offers some of the more competitive housing prices in Spokane.Audubon Park and Bowl and Pitcher
Audubon Downriver is home to some of the most popular outdoor areas in Spokane. Audubon Park, a 27-acre green space, is the centerpiece of the neighborhood, featuring towering trees and a variety of recreation options. “It’s really the heart of the neighborhood,” says Silbar. “They have concerts there every year, running clubs and other groups meet up there. It’s kind of a shared utility space.” The north side of the neighborhood is home to Riverside State Park’s iconic Bowl and Pitcher Area. It also connects to the 37-mile Centennial Trail, which runs through Downtown Spokane all the way to the Idaho Border. On the south side of the neighborhood, golfers can enjoy the scenic, piney Downriver Golf Course. Those looking for a slightly less manicured experience can visit the adjacent Whitewater Disc Golf Course, which features excellent river views.Renovated Glover Middle School
Most children in the neighborhood attend local public schools, which are overseen by the Spokane Public School District. Finch Elementary has a B grade on Niche, while Glover Middle School, which was fully rebuilt in 2021, has a C-plus. Glover students can participate in various clubs, including Drama Club, Tech Club and Disc Golf Club. Shadle Park High School has a B grade and shares its grounds with a public library and aquatic center, both of which offer after-school programming for students.Getting to the interstate and Downtown
It’s a little over 3 miles from Audubon Downriver to Downtown Spokane and 2 miles to the major shopping centers along North Division Street. Bus routes along Wellesley Avenue and Northwest Boulevard offer direct routes to and from Downtown and North Spokane. The neighborhood’s somewhat removed location does mean it takes a little while to get to Interstate 90 than in more centrally located neighborhoods — the nearest on-ramp is about 3 miles south of the neighborhood.Top-notch Northwest Boulevard restaurants
Audubon Downriver is served by two main commercial areas that provide residents with a variety of shopping and dining options. West Northwest Boulevard offers a more diverse shopping experience with a range of shops and local eateries. Highlights include The Flying Goat, known for its Neapolitan-style pizza, Little Garden Cafe for casual bites and Polka Dot Pottery for creative outings. “Little Garden Cafe is kind of a hidden gem,” says Silbar. “And of course, everyone knows Flying Goat has the best pizza in town.” Locals looking to eat in can head to the Safeway or Walmart at Shadle Shopping Center on the north side of the neighborhood.
