With comparatively affordable home prices and a settled, close-knit vibe fostered by its neighborhood council, Emerson Garfield might just be the perfect spot for you to settle down, whether you’re looking for a good place to build sweat equity, a quick drive to Downtown Spokane, a short walk to the local farmers market or all of the above.

Historic homes more affordable than nearby neighborhoods

Emerson Garfield’s residential blocks are full of simple National and Minimal Traditional homes and grander Craftsman and Victorian houses. "Some of the homes built around Corbin Park were built in the early 1900s. As you move west, across Post Street, they get a little newer. Not a whole lot newer, they were still built in the 1930s and 1940s,” says Jonathan Bich, a Realtor with Coldwell Banker Tomlinson North, who’s served Spokane and the surrounding area for 24 years. “People move here more for the price point. There are a lot of starter homes in there for people beginning to get out of apartments and get into a home.”

Move-in-ready homes typically range from the lower $200,000s to the upper $400,000s. Larger, more renovated homes can go in the $500,000s, and fixer-uppers can sell in the $100,000s. Emerson Garfield has a median single-family home price in the lower $300,000s. That’s less than what you'll find in neighboring West Central, North Hill, Audubon Downriver and downtown Spokane, but on par with Logan.

North Monroe Street businesses and the nearby Garland District

A few main roads in Emerson Garfield have lively commercial districts, home to everything from grocery stores and gas stations to sit-down restaurants and drive-throughs. North Monroe Street’s sidewalks and renovated old-school commercial buildings have made it a walkable place to explore specialty businesses. Locals love:

The Garland District, a walkable shopping and dining hub for northern Spokane, is a little farther up Monroe Street.

Walkable to highly rated Spokane Public Schools

Emerson Garfield is served by Spokane Public Schools. Kids can attend schools assigned by home address or apply to other schools through SPS’s choice program. A handful of schools are within walking distance of Emerson Garfield, including the highly rated North Central High School.

A couple of miles from commuter hubs like downtown and Gonzaga

Sidewalks and bike lanes make it easy to get around Emerson Garfield. You might drive or take a Spokane Transit Authority bus to hubs like Gonzaga University, less than 2 miles away. No matter how you travel, you have a roughly 2-mile commute to downtown Spokane. For drivers heading farther, U. S. Route 2 runs along the neighborhood’s eastern boundary and connects with Interstate 90 about 3 miles south.

Close to neighborhood parks and the Emerson-Garfield Farmers' Market

“Corbin Park has been a lot of things, but historically, people know it was a horse racetrack,” Bich says. The former racetrack stretches along several blocks of Emerson Garfield, offering a tree-shaded spot to take a walk, play basketball and tennis or hit the jungle gym with the kids. Emerson Park is a smaller green space with a playground, basketball court and picnic areas. The Emerson-Garfield Farmers’ Market pops up in the park on Friday evenings during the warmer months, inviting neighbors to enjoy live music, artisan goods and fresh produce.

A connected vibe thanks to the Emerson-Garfield Neighborhood Council

Emerson Garfield has many active community organizations that help neighbors connect, give back and be creative. One of them, the Emerson-Garfield Neighborhood Council, is run by volunteer members who put on all kinds of events, from the neighborhood’s farmers market to local clean-ups, potlucks and concerts in Corbin Park.
