“It’s definitely becoming a really popular landing spot for homebuyers,” says Realtor Cody Snow of Keller Williams, a lifelong Spokane resident. “That wasn’t necessarily the case a few years ago. But the combination of nicely preserved homes, Garland Avenue — which has a really nice small-town main street feel — and proximity to Downtown Spokane make the neighborhood a really attractive option these days.”

Garland District is the go-to retail and shopping destination

North Hill's commercial activity is concentrated along Garland Avenue and Division Street. Garland is home to popular local shops like longstanding literary outpost Giant Nerd Books and Go! Records, as well as the iconic Garland Theater. The theater was opened in 1945 and is known for its wallet-friendly second-run screenings and boisterous theme nights. A variety of national chains and supermarkets can be found on the east side of the neighborhood along Division Street. NorthTown Mall is a community staple with a nice blend of anchor stores, from boutiques to well-known retail giants.As for dining, Garland is home to some of the town’s best-loved restaurants, including Spokane landmarks like the Milk Bottle and Ferguson's Fountain Cafe and more modern eateries like Rocket Bakery.

Garland Summer Market

During the summer, visitors come from all over the city to enjoy the Garland Summer Market, and to watch Fourth of July fireworks from the North Hill bluffs. The Garland Theater hosts a number of themed events each year, including a well-attended monthly midnight showing of the Rocky Horror Picture Show.

Shadle Park High School and Library

The neighborhood’s public schools are administered by the Spokane School District. Madison Elementary School has a B-minus on Niche and offers an open library program where students can check out a book and do a 30-minute craft with topics like dinosaurs and robots. Also earning a B-minus, Salk Middle School provides several extra-curricular programs, including STEM-based clubs like design and robotics and breakfast club. Shadle Park High School has a B grade on Niche and is home to the Shadle Park Public Library and Shadle Park Aquatic Center, which both offer programming for Shadle Park students.

U.S. Route 395 and Washington State Route 291 offers accessibility

Division Street, one of Spokane’s primary north-south corridors, runs along the eastern edge of North Hill, providing direct routes to the city center and connecting to the Spokane Transit Authority’s bus network. This accessibility is valuable for residents commuting to work or school. It’s a 3-mile drive from the neighborhood to Downtown Spokane. The nearest on-ramp to Interstate 90 is nearly 4 miles from the neighborhood, which can make trips to Spokane Valley or western Spokane communities a little time-consuming.
