Convenience, wilderness and culture all come together in West Spokane. Residents can bike the postcard-worthy Centennial Trail, take in some of the best views in Spokane at Palisades Park or stop by one of the city’s top golf courses all without leaving the neighborhood. Interstate 90, which passes along the neighborhood’s south side, makes commuting to work a breeze. “It’s a neighborhood that makes it really easy to access the best parts of Spokane,” says Mike Bass, managing broker of Century 21 Beutler & Associates and lifelong Spokane resident. “You’ve got a bunch of great outdoor areas in the neighborhood, and it’s just five minutes to downtown.”

Classic and modern home styles
West Spokane has more varied housing stock than just about any other neighborhood in the city. The south part of the neighborhood has a large concentration of Craftsman-style bungalows that date back to the early 20th century, along with a number of more recently built New Traditional homes in the Sunset Hill area. Contemporary ramblers, split-level homes and newly built residences can be found farther north, along with a growing number of modern subdivisions. Condos and manufactured homes can also be found in parts of the neighborhood. Early 20th and midcentury homes in the neighborhood typically sell for $300,000 to $500,000, while more spacious modern homes usually go for $500,000 to $800,000. Manufactured units can be found for $100,000 to $200,000, while most condos sell for $200,000 to $300,000. The neighborhood’s location on the western border of the city means that forest and river views are common, and many homes back up into the woods or hills.

Centennial Trail and Riverside State Park
“There are miles and miles of trails, and just a ton to see and do outside in West Spokane,” says BethAnn Long, a Realtor with RE/MAX and native Spokanite. “The Centennial Trail along the river is definitely a highlight.” The paved trail follows the Spokane River 37 miles from the Idaho border to north Spokane and is one of the most popular biking routes in the Inland Northwest. On the north side of the neighborhood, Riverside State Park is home to some of the most popular hikes in town, while Palisades Park to the west offers iconic views of the city. Those looking for a more manicured outdoor experience can visit Indian Canyon Golf Course, which is often cited as one of the top public courses in the state. “Indian Canyon has a really unique topography,” says Bass. “It sits on the edge of the bluff and sort of meanders along the canyons west of the city. It’s definitely one of the most beautiful courses in the state.” Just south of Indian Canyon, John A. Finch Arboretum is home to a well-tended assortment of native plants, trees and flowers and is free of charge.

Shopping along Northwest Boulevard and in downtown
While being west of the Spokane River gives the neighborhood a woodsy feel, it also means some residents have to go a bit out of their way to get to shopping. While many homes in the southern part of the neighborhood are within a mile of the downtown Rosauers supermarket, some northern and western areas of the neighborhood are 3 miles away from the nearest major grocery store. Likewise, there isn’t a whole lot of shopping and dining in West Spokane itself, but much of the neighborhood is within a short drive of either downtown Spokane or Northwest Boulevard, both of which feature some of the best restaurants in the city. Residents on the west side of the neighborhood may find it easier to head to Airway Heights for their shopping and dining needs. The midsize Spokane suburb doesn’t have the cultural offerings of the city itself, but it is home to multiple supermarkets, a Walmart and a solid selection of restaurants.

Highly rated Lewis and Clark
Public Schools serving the neighborhood are overseen by the Spokane Public School District and include some of the best schools in town. Hutton Elementary School has an A-minus grade on Niche, as do Sacajawea Middle School and Lewis and Clark High School, which Niche ranks as the third-best public high school in greater Spokane. Lewis and Clark’s Running Start program offers students the opportunity to take dual enrollment programs at West Spokane’s own Spokane Falls Community College.

Close to Interstate 90
Interstate 90 runs along the south of the neighborhood, giving residents easy access to the country’s northernmost coast-to-coast interstate and nearby business centers like Spokane Valley and Airway Heights. Cycling is an increasingly popular commuting option in the area, as the Centennial Trail connects the neighborhood to downtown — much of the neighborhood is within a 2-mile bike or drive of central Spokane. While there are bus routes that pass through the neighborhood, there aren’t as many stops or routes as there are in more central Spokane Neighborhoods, and most West Spokane residents rely on personal transportation to get around. The neighborhood is also located right next to Spokane International Airport, which offers direct flights to over 30 locations in North America. While parts of the neighborhood on the west side do get a bit of flight noise, most takeoffs and landings are angled to avoid the city.
Residents use the public bus stops as an alternate form of transportation.

Bloomsday and other Spokane festivals
West Spokane's location on the city's periphery means it doesn't see much in the way of regularly scheduled festivals or events. However, the neighborhood is just a short drive from downtown Spokane and Manito Park, which both host a variety of major events throughout the year, including the iconic Bloomsday 12k race and Spokane Hoopfest, the largest three-on-three basketball tournament in the world.
