Master-planned lake community in the Mojave Desert

Just south of Victorville, master-planned Spring Valley Lake is an oasis of outdoor recreation and suburban living in the Mojave Desert. “It’s a tight-knit, family-oriented community with tons of parks and a super active HOA that does a ton for the people there,” says Molly Silva-Gurrola, an experienced Realtor and owner of Modern Dwellings Real Estate. First developed in the 1970s, Spring Valley Lake centers around its 200-acre namesake lake and the 18-hole Bear Valley Country Club. The sprawling Mojave Narrows Regional Park separates the community from Victorville, but Spring Valley Lake still enjoys proximity to the city’s shopping centers and school systems.

Lakes, golf courses and equestrian trails

Stocked full of trout and open to speedboats, Spring Valley Lake spans over 200 acres in the center of the community. The Mojave Desert’s hot arid climate means it’s nearly always warm enough to enjoy swimming, fishing and tubing here. The lake’s southern shoreline features a lifeguarded beach area, with shaded picnic spots and volleyball courts. The Bear Valley Country Club sits immediately south of the beach, its 18-hole course weaving between Spring Valley Lake’s homes. Members of the club are also welcome to enjoy its sauna, Olympic-sized pool and numerous tennis and pickleball courts. The Spring Valley Lake Equestrian Center rests in the Equestrian Estates subdivision, offering 26 permanent boarding stables. Horse feed, play areas and washing facilities are included in the center’s amenities. The 886-acre Mojave Narrows Regional Park sits immediately north of Spring Valley Lake, and its desert trails, shallow lake waters and cottonwood groves make it ideal for horseback riding.

Spanish Revival homes beside the lake and the Bear Valley golf course

As of early 2025, Spring Valley Lake’s median home price is $480,000, compared to Victorville’s median of $440,000. Nearly all homes were built in the Spanish Revival style between the 1970s and early 2020s. Most feature closely manicured lawns, in accordance with the Spring Valley Lake Association’s guidelines. “The people here really value the HOA's rules, because lawn spaces can become very patchy and dry because of the high desert climate,” explains Silva-Gurrola. Prices generally range from $350,000 to $650,000, with homes directly on the lake or golf course fetching higher prices.

Shopping and dining along Interstate 15 and in Victorville

Interstate 15 is less than 3 miles west of Spring Valley Lake, and from there, it’s 2 miles north to Victorville. The I-15 corridor is lined with big-box stores and shopping plazas featuring casual eateries and grocery stores. Victorville is also home to the largest mall in the entire Mojave Desert, the Mall of the Victor Valley. Victor Valley Transit bus stops can be found along Yates Road. By fall of 2028, Brightline West will open a high-speed rail station in neighboring Apple Valley that runs between Las Vegas and Rancho Cucamonga. The Providence Saint Mary Medical Center is 6 miles north in Apple Valley, and the San Bernardino International Airport is 44 miles south.

Victor Valley school districts

Spring Valley Lake children are served by two school districts. From kindergarten through Grade 8, students attend schools in the Victor Elementary School District, which earns an overall score of C-plus from Niche. They then continue to the Victor Valley Union High School District, which receives a B-minus.

San Bernardino police and Spring Valley Lake’s safety department

Spring Valley Lake has its own Public Safety Department that provides security, medical aid and lake patrol services. The community is also served by the San Bernardino County Sheriff’s Department, which reported decreasing rates of property and violent crime in unincorporated areas like Spring Valley Lake between 2018 and 2022.
