For a little over a decade, Spring Valley has been slowly changing. Revitalization efforts have updated parts of the community’s little downtown, while condos and townhouses have sprung up alongside businesses and synagogues. The village is split between two towns; most of it is in Ramapo, but its eastern side is in Clarkstown. Susan McMullen, a Realtor with eXp Realty, says Spring Valley offers a slower pace and an easy commute to bigger cities. “It’s not that hustle and bustle of New York City, but you can get to your job nice and quick,” she says. “And we have just a lot of community vibe here.” Community groups help along Spring Valley’s friendly vibe, often centering around local synagogues and condo buildings, says Yisroel Weiss, the team leader of Team W Realty and a lifelong Spring Valley local. “It’s a really, really friendly neighborhood. Everybody welcomes everybody,” Weiss says.
According to the U.S. Census Bureau, 25.8% of residents work in education, health care or social assistance. Monsey Health Center, which offers a wide range of medical services, is right in Spring Valley, while Good Samaritan Hospital is about 5 miles away. With so much revitalization, though, there are plenty of construction and retail jobs, too.

According to Weiss, it’s commonplace for single-family homes to be purchased and knocked down by builders looking to add more multi-family housing to Spring Valley. “Within 10 years, it’s not going to be single-family houses in this neighborhood, because everything is being knocked down and they’re rebuilding like two or three houses on it,” he says. Condos and townhouses start at around $350,000 and can climb as high as $1.3 million, but the median price for a townhouse is $650,000. The median cost of a single-family home is $875,000. This is higher than the national median of $406,100 reported by the National Association of Realtors and the median for Rockland County, which is about $652,000.

Most of Spring Valley’s shops and restaurants are stretched along Main Street and East Central Avenue. Local businesses are common here, and restaurants often serve Caribbean and Hispanic cuisines. The downtown also has a supermarket, but many shop at one of the area’s three large Kosher supermarkets. East Central Avenue, also known as state Route 59, is one of Spring Valley’s main thoroughfares. It takes just a few minutes to hop onto Interstate 287, from which residents can kick off their 30-mile trek into Manhattan. Many residents choose to drive — a trip that takes just over an hour during rush hour. For those who’d prefer to avoid traffic, Spring Valley’s commuter rail also brings residents into the city, reaching Penn Station in about an hour and 50 minutes.
