Springdale, a community in Cherry Hill east of Interstate 295 and the New Jersey Turnpike, is home to corporate professionals, celebrities, commuters and working families alike. TD Bank, one of the top 10 largest U.S. banks, has administrative offices 4 miles from Springdale, and Melitta USA, a coffee roasting plant, is blocks away. “We see buyers with almost every budget in the Springdale area, and they can usually find what they need,” says Eliza Babcock, a Realtor with the Prism Homes Team of Keller Williams Realty Cherry Hill. Babcock lives west of Springdale and has lived in the area most of her life. She’s sold real estate here for the past 14 years. “Commuters going north or south love the neighborhoods in Springdale. It’s a lot of '50s and '60s tract developments, with some new construction thrown in. The median home price in Springdale is $558,000, over 25 percent higher than the national median. “It’s hard to talk about median prices here because the housing options are so widespread,” Babcock says. “In The Woods subdivision, you have wonderful townhouses under $300,000. Homes in the Voken Tract section can list for as high as $3 million. Muhammad Ali once had a home in that area.” While Springdale offers a range of properties, most are colonial-style single-family residences built in the 1960s and 1970s with attached two-car garages and landscaping that gives them heightened curb appeal. Bold contemporary homes with eye-catching geometries and custom-built mansions with dramatic stone or Tudor fronts also grace the tree-lined streets of this suburban community. “Springdale homes have the amenities people love, like walk-in closets and large bedrooms,” Babcock says. Townhouses and condominiums are also available along Evesham Road, within walking distance of NJ Transit buses.
Springdale is recognized for its single homes although some condos and townhomes can be found there.

Award-winning Cherry Hill schools
The Cherry Hill School District serves Springdale and receives an A-minus from Niche. The district features 18 schools, including an early childhood center, 12 elementary schools, three middle schools, two high schools, and an alternative high school program for students with special needs. The high schools have a 95 percent graduation rate — four points higher than the state rate as a whole — and offer 31 advanced placement courses. In 2023, over three dozen district students were named National Merit Commended Students, and the district was named a National District of Character.
E.T. Hamilton School has 516 students in grades K-5 with a student-teacher ratio of 14 to 1.

Public transportation and health care resources near Springdale
The closest commuter rail stop is Woodcrest on the PATCO line, which offers high-speed service to Philadelphia or Atlantic City (in conjunction with NJ Transit). “The Woodcrest Station has a big commuter parking lot and takes you through Camden to Center City,” Babcock says.
NJ Transit buses stop along Haddonfield-Berlin Road and Evesham Road in Springdale. Route 70, about 2 miles north, takes drivers into Philadelphia, 20 miles west. Interstate 295 and the New Jersey Turnpike are on Springdale’s west border, providing easy access to Trenton, 33 miles north, and Wilmington, Delaware, 42 miles south. U.S. 30 is also 2 miles to the south, bringing drivers to Atlantic City, 50 miles south.
The closest ER to Springdale is at Virtua Marlton Hospital, 2 miles east, next to The Promenade at Sagemore shopping mall. The hospital offers 198 beds and specializes in surgical spine care, joint replacement surgery, cardiovascular care and stroke care.

From Jewish delis to the Springdale Farmers Market
Springdale is solidly residential, yet along its borders are essential stores like ShopRite on Evesham Road and The Kibitz Room, a traditional Jewish deli, on Springdale Road. “The Kibitz Room and Radin’s Delicatessen are independently owned and awesome — incredible eats,” Babcock says. In addition to churches, Springdale also has several synagogues, such as Congregation Kol Ami and Temple Beth Sholom.
The nearby Saddlehill Winery offers a tasting room that looks out over 70 acres of vineyards and preserved farmland. South of the winery, shoppers will find a Target and dozens of retail stores, restaurants and entertainment outlets, such as the AMC Voorhees 16 cinemas. The Voorhees Town Center is a few blocks over, featuring a Boscov’s department store. The Promenade at Sagemore on Route 73 is home to most of the upscale retailers in the area, including an Apple Store, a White House/Black Market and an L.L. Bean.
To the north, Springdale Farms is Cherry Hill’s only working farm. It was founded in 1949 when much of the town was farmland. Family-owned for 75 years, the Springdale Farmers Market sells fresh fruits and vegetables and has a garden center where residents can pick up new plantings. “There are hayrides in the fall to pick pumpkins,” Babcock says. “The pies are amazing!”
The Kibitz Room is a well-known Jewish deli in Springdale serving hearty sandwiches on hose-baked breads and bagels.

Hiking trails, golf, team sports and swim clubs
Part of Springdale’s suburban charm stems from its ample recreational facilities, like the multiple hiking trails that snake through the “Magic Forest” near Bunker Hill Park. The Legacy Club to the south features over 170 acres of fairways and greens, a public restaurant and a members-only lounge. On the eastern side of town, residents have baseball, soccer and football fields, all part of the Garden State Rotary Complex and the Decou Lacrosse and Soccer Field Complex. The complex is also the site of a playground, pickleball courts and an outdoor roller rink. “Swim culture is very strong here,” Babcock says. “Willowdale, Woodcrest and Charleston all have competitive swim clubs. The Cherry Bowl is the biggest swim event of the summer. We hop around with who hosts it.”

Cherry Hill crime and snowfall numbers
According to New Jersey State Police Uniform Crime Reporting data, violent and property crimes in Cherry Hill rose in 2023, an upward trend that started two years prior. Residents enjoy all four seasons with an average snowfall of 13 inches, less than half the U.S. average.
Route 70 and Springdale Road improvements
The New Jersey Department of Transportation has invested $151 million in the five-year Route 70 Corridor Improvement Project to be completed by 2026. The project involves removing and replacing gas and water mains under the roadway and sidewalks and pavement above. “Route 70 is an important east-west highway, and the construction has obstructed commerce and neighborhood access,” Babcock says. “The improvements are well worth it, but homebuyers should be up-to-speed on how the construction might affect their commute time.”
Springdale Road has also seen its share of construction and improvements. New curbing, sidewalk installation and bike lanes are just a few upgrades made to this central thoroughfare.
