The former home of Pillsbury Mills
Located just northeast of downtown Springfield, Pillsbury is best known for the 18-acre historic site of the factory mills that bear its name. Opened in 1929, the Pillsbury Mills once employed over 1,500 workers but has degenerated into a series of derelict buildings since it was sold for scrap in 2008. In some ways, the surrounding neighborhood has echoed the timeline of its iconic industrial centerpiece, with homes left derelict from years without maintenance. However, by 2025, the local non-profit The Pillsbury Project plans to demolish the worst parts of the mills to beautify the neighborhood. Many believe that this is just the first step in giving the area a comeback.

Fixer-upper bungalows
Over half of the area is dedicated to industrial construction, leaving only a quarter to single-family homes. Long lines of well-worn sidewalks connect the residential areas with bungalows and Cape Cod-style homes. Mature trees line the streets, though the looming presence of the Pillsbury Mill is often still visible on the horizon. Most streets have corresponding back alleys with driveways and single-car garages, while front lawns often equate to little more than 50 square feet of grass. While some homes can detract from the area’s aesthetics, many locals insist that it doesn’t equate to an overabundance of crime. “When you first look at it, parts seem a little run down,” says Shawn Gregory, Alderman of Springfield’s second ward. “But it isn’t crime ridden, and government incentives are starting to get some interest in bringing more businesses around.” Real estate prices range from the low $10,000s for homes needing renovation and empty lots to well-maintained homes in the mid-$60,000s.
