Sports and restaurants mixed into a suburban neighborhood
With its namesake park and sports complex, Cooper Park is at the center of Springfield's athletic leagues. About 3 miles east of downtown, it's also in a precise location for shopping, dining and entertainment. "It's right off of Glenstone Avenue, so there's a ton of restaurants right there," says local Realtor Mickie Roy with Alpha Realty. "There are a lot of amenities that people are close to. And the highway makes it easy to get in and out of the city." Even with all the excitement of sports and the bustling main road, residents can retreat to a quieter subdivision of single-family homes, making this city neighborhood feel more like a suburb.

Bungalows and ranch-style homes
Cooper Park is made up of early 1900s bungalows and mid-1900s ranch-style houses that are usually close together. "They're usually a lower cost and more affordable than other neighborhoods," Roy says. Homes here often feature a mix of brick and vinyl siding. A common bungalow feature includes spacious front porches, while many ranch-styles come with built-in garages. Home sizes are anywhere from 600 square feet with one bedroom to 3,100 square feet with four bedrooms. The average move-in ready house sells for $100,000 to $180,000, though some of the larger properties reach up to $290,000. Fixer-uppers, on the other hand, sell for around $35,000 to $100,000, depending on the size and condition.
