About 3 miles north of downtown Springfield, Robberson offers a grid-pattern layout of residential streets, featuring mostly side-by-side houses that date as far back as the late 1800s. Most home prices in this neighborhood are considerably lower than the citywide median of $195,000 – some more than $100,000 cheaper. The residential area expands to two intersecting main roads, where new businesses are pouring in to an area that had been neglected for years. “The fulcrum that this neighborhood teeters on is a real growing revitalization effort by the city and the private sector,” says Michael Jacques, a local broker of The Jacques Company. Robberson is also a close community with a neighborhood association that keeps people engaged with events throughout the whole year.

Busy intersection with retailers, restaurants and hotels
The junction of Glenstone Avenue and Kearney Street serves as one of Springfield’s main commercial corridors. The area has experienced extensive growth over the past few years with additions such as a BigShots Golf driving range opening in 2021, Whataburger in 2023 and Chick-fil-A in 2024. Big box retailers, including Walmart and Aldi, are on hand for everyday shopping needs. There are also more than a dozen restaurants and hotels, so it’s common for locals to dine among travelers. Most restaurants are national chains such as Applebee’s and Ruby Tuesday, but there are a few regional chains and local establishments as well. Residents can start their morning at Echelon Coffee, whether sipping a latte on a comfy suede chair or grabbing one to go from the drive-thru. Whole Hog Café serves brisket and other barbecue favorites. And on summer nights, people head to Andy’s Frozen Custard to eat really thick milkshakes called concretes outside by the parking lot.

From 1800s bungalows to modern ranch-style houses
Most houses are built on approximately eighth-acre lots. Two-to-three-bedroom bungalows from the late 1800s and early 1900s are the most common. They’re blended with a few ranch-style homes built between the mid-1900s and today. Homes can be anywhere from 600 to 2,100 square feet. The century-old bungalows tend to sell for around $40,000 to $180,000, while ranch-styles range from $130,000 to $230,000. Ultimately, prices depend on the size and condition of each home. For example, a remodeled 700-square-foot house and a non-renovated 1,300-square-foot house can both sell for around $65,000 to $70,000. Homes in the lower $200,000s are typically the more modern ranch-style homes.

Community events run by Robberson Neighborhood Association
The Robberson Neighborhood Association has an active board dedicated to community involvement. “We have something going on almost every month where people can come together and get to know each other,” says Sarah Semple Tinajero, the social media director for the Robberson Neighborhood Association and a Realtor with Keller Williams. Many events are held at Pathways United Methodist Church. Tinajero says the two biggest ones are the neighborhood appreciation car show and neighborhood night out. “It’s not even just people from our neighborhood that come out,” says Tinajero. “We meet people from all over the city.” Other events include October Feast, where neighbors bring their own dishes for a big community dinner, trunk or treating and Cocoa with Santa. Monthly meetings are also held at the church, where residents are encouraged to bring their questions and concerns. According to Tinajero, the neighborhood’s city council member and resource police officer will attend meetings to update the community.

Cave explorations at Doling Park
People from all over Springfield have been visiting Doling Park since 1883. The park, less than 2 miles from Robberson, features indoor and outdoor recreational activities. “My husband and I walk for hours there,” says Tinajero. “It’s really nice because you feel like you’re out in the country even though you are right up against the interstate.” Walkways weave throughout the leafy, 56-acre landscape to a lake. Fishing is not permitted, but benches surround the lake. Giboney Cave is right by the lake. Cave tours are available, and those who go can expect to get a bit muddy. In the 1990s, an amusement park was built in Doling Park. It was eventually demolished, but a freestanding stone archway remains with a fenced-in field on the other side, along with relics from the Wild Mouse roller coaster. The park also has a playground, tennis courts and horseshoe pits, among other outdoor activities. Meanwhile, the Doling Family Center offers indoor facilities, where members can swim in the indoor pool, play air hockey in the game room or take a fitness class in the gym.

Dual credit opportunities at Hillcrest High School
Students originally attended Robberson Elementary School, the first community school in Springfield, until it was shut down in 2024. Now, they go to Boyd Elementary School, which earns a C grade from Niche. Students in a small portion of the neighborhood’s east side attend Fremont Elementary School, which earns a C. Though Boyd has been serving the community for more than 100 years, it opened a new state-of-the-art building in 2021. Fremont was also renovated and expanded in 2016, so both elementary schools have a modern touch. Middle schoolers go to Reed Academy, which gets a B-minus. Hillcrest High, which earns a C-plus, completed renovations in 2023 totaling more than $35 million, adding a new four-story classroom wing. The high school’s Go Caps program allows juniors and seniors to earn dual credit through Missouri State University. Students in the program spend half the day at the high school and the other half gaining hands-on experience with business partners in career fields such as business, engineering, medical and teaching.

Access to City Utilities buses
City Utilities operates public buses on the main roads with routes throughout the city. It’s about a 3-mile drive south to downtown, which avoids major highways. Residents have easy access to Interstate 44, about 2 miles north, which runs east and west through the city. For long-distance travel, Springfield-Branson National Airport is about 9 miles west with flights to 13 non-stop destinations, including Atlanta, Chicago and Los Angeles.
