Amy Gerrish, a 22-year broker at RE/MAX Professional Associates in Sturbridge explained, “It's a really rural town within 15 minutes of Mass Pike, Route 84 to Connecticut and half an hour to Springfield or Worcester. For a lot of people who live in Wales, it’s more affordable than living in Connecticut; there’s large acreage in Wales for farms, hunting or cross-country skiing.”

Homes in Wales tend to be Cape Cods — identifiable by their steep roofs, central chimneys and symmetrical gabled dormers throughout Wales' tree-lined streets. Colonial homes and clapboard cabins here tend to have evenly-spaced windows to gaze at nature through. Wales residences are priced between $200,000 to $500,000, depending on the size of the home and lot size. Several undeveloped land lots are also for sale in Wales, meaning opportunity for custom homes and farm cultivation. Gerrish says, “It’s a little gem of a town, with a public State Forest, it's very undeveloped and has many farms. You can get a great deal on a house, considering the prices here in Massachusetts.”

Students can attend Wales K-7 Elementary School, rated a B on Niche and part of Tantasqua and Union 61 School District. Lake George is a summer hotspot
Lake George is a 93-acre reservoir and a recreational haven for the community. Gerrish says, “Wales started off as a summer lake community for Lake George. It has a town beach, a boat ramp, and residents who enjoy swimming, water skiing, fishing and kayaking. Kids enjoy riding their bikes over to the town beach in the summer.” Much of Wales is covered in forests — the Norcross Wildlife Sanctuary is a community favorite for birdwatching and its 2-mile trail loop. The entire sanctuary is about 75 acres of swamps and woodlands, and staying on the trail is advised by local authorities in order to protect the wildlife and vegetation.

The community comes together for annual events too. As Gerrish notes, “The Wales Fire Department hosts a summer event in town called The Wales Olde Home Day; they usually have a chicken barbecue, vendors and games for the kids, with fireworks at night.”

Regarding the walkability of Wales, Gerrish says, “You can’t go to Wales and want to be within 5 minutes of shopping. A lot of people come to Wales because they want privacy; you can purchase 5 acres or more, while still being within 10 miles of major roads like The Mass Pike or RT 84.” Wales is less than 30 miles east of Springfield by car. The bustling Interstate 84 runs east of Wales and residents can take it south 38 miles to downtown Hartford, Connecticut. Wales offers secluded residences and thriving natural locales within its borders, while still being close enough to major highways to access greater towns and cities for amenities.

Wales is a tiny town with a great elementary school and low crime rate. Good place to have kids but few opportunities for employment or entrepreneurship.
