Staten Island suburbia on the Atlantic Ocean
Down the South Shore is Annadale, one of Staten Island’s more residential neighborhoods. Much of the west side is taken up by the Blue Heron Park Wildlife Preserve, and the rest of the streets mainly host single-family homes sized from townhouses to mini-mansions. “It has a more suburban feel, as opposed to being in the city,” says Richard Nichilo, a Broker with Hand In Hand Real Estate, who’s been selling homes in the area for over 15 years. Multi-million-dollar estates offer Atlantic Ocean views, and even modest houses let residents enjoy coastal living, though the slivers of beach are more for looks than recreation. Manhattan may be over an hour's drive away, but Annadale’s more affordable slices of suburban tranquility are big draws. “A broken-down house in Brooklyn could still be $1 million, so that’s the difference,” Nichilo says. “A lot of people who can’t afford to live in Brooklyn anymore make the transition [to Staten Island]. You see that a lot.”

Waterfront houses starting in the $650,000s
Annadale’s most impressive homes are estates with waterfront patios and in-ground pools. However, there are a few modest postwar Cape Cods and colonials just steps from the Atlantic Ocean, so the best views aren’t strictly limited to the highest budgets. Between the water and Blue Heron Park, single-family homes typically sell for $650,000 to $950,00. Contemporary-style mansions on the water go for $1 million to $2.6 million. Above Blue Heron Park, semi-detached houses usually sell for $600,000 to $900,000 and represent the limited new construction in the neighborhood. “It’s mostly spot building,” says Nichilo. “You might get four or five houses, but nothing major.” Multi-family houses tend to go for $750,000 to $1.3 million. The CAP Index gives Annadale a crime score of 2 out of 10, which is lower than the national average of 4.

Long commutes on the bus or Staten Island Railway
Commutes to Manhattan are at least 1 hour, whether residents take the Staten Island Railway from the Annadale station and transfer to the Staten Island Ferry, or take interborough buses. The Korean War Veterans Parkway, which cuts across the north side of Annadale, connects to the Staten Island Expressway. Residents can take that to Brooklyn and New Jersey, where Newark Airport is only 5 miles from the Island’s edge. The closest hospital is the Staten Island University Hospital - South Campus, which is located 2 miles west.

Nature center and wooded hiking trails at Blue Heron Park
Blue Heron Park, which occupies a large chunk of Annadale’s west side, has trails, a playground and a nature center with educational programming. At the neighborhood’s north end, parents can bring kids to the playground at Drumgoole Tot Lot, and farther north, the Arden Heights Woods supports hiking. “There are beaches you can go to, but it’s not like going to the Jersey Shore,” says Nichilo. “Midland Beach or South Beach would be the places to go for beach activities.”

Most businesses are found on the streets leading to Annadale’s Staten Island Railway station on the neighborhood’s north side, as well as in a strip mall nearby. Dining options include Annadale Terrace with breakfast favorites and European dishes, Mona Lisa Pizzeria for pies and Italian entrees and Ocean Sushi with Japanese cuisine. Closer to the water, Hylan Boulevard has Mike's Place, a local diner, and O'Sfizio Ristorante for Italian eats. Although Annadale has a few delis like Hylan View, grocery shopping is easier to do either at the Stop & Shop east in neighboring Eltingville or at the Key Food north in Arden Heights.

Kid-friendly holiday celebrations
Every winter, the South Shore Business Improvement District organizes a Christmas tree lighting near the Annadale SIR station. Santa makes an appearance and makes sure there are holiday activities for kids. Around Halloween, the Blue Heron Nature Center hosts a Scarecrow Festival where kids can show off their most creative costumes.
