Staten Island suburb with hilltop views
Located in central Staten Island, Emerson Hill is a compact residential neighborhood with quiet winding streets, dense tree cover and premium homes. “At 300 feet above sea level, the area is known for being one of the highest points on the eastern seaboard between Florida and the Cape Cod peninsula,” says Joe Tirone, a broker/owner with Compass and generationally rooted Staten Island resident. A lot of area properties have views of the Jersey City, Lower Manhattan and Downtown Brooklyn skylines. Proximity to the Staten Island Expressway, also known as Interstate 278, running along the neighborhood’s northern edge, is also a major draw.

Reliable car and bus commutes
The highway cuts through Staten Island and directly connects residents to the rest of New York City via the Verrazzano-Narrows Bridge. The drive to Lower Manhattan is approximately 14 miles or 45 minutes, depending on traffic. Residents can also take the SIM33C express bus from a stop in nearby Park Hill, which takes an hour to reach Lower Manhattan. Emerson Hill is otherwise, accessed by car. New Jersey, as well as points south and west, can be reached in the other direction using Interstate 278 and the Goethals Bridge.

“It’s a beautiful area with tree-lined streets," says Kevin Bryant, who is also a realtor with Compass and a local expert. "Many of the island’s million-dollar-plus properties are found here.” Homes atop the actual hill include well-maintained or recently restored Swiss Chalets, English Tudors, center hall colonials and Federal-style mansions. Many of these sprawling houses occupy large, well-manicured lots with pools and old-growth trees that can only be moved with approval from the NYC Department of Buildings based on strict zoning protocols. These hilltop-perched properties range from $1.2 million to $2.7 million. More modestly priced semi-attached brick homes, postwar ranches and raised ranches in areas at the bottom of the hill sell for between $650,000 and $900,000.

Top-rated public and public charter schools
Students Grade Pre-K to 12 can attend the Michael J. Petrides charter school, which has an overall B-rating and a favorable 15 to 1 student-teacher ratio. Located inside this complex, Bridge Preparatory Charter School specializes in helping elementary-age students struggling with literacy. A-rated PS 48 William G. Wilcox in nearby Concord is another option for elementary and middle school. Susan E. Wagner High School has an A-minus.

Situated in the middle of Emerson Hill, Deere Park is a large woodland green space with miles of dog-friendly nature trails that lead into the even larger 2800-acre Staten Island Greenbelt, a continuous series of smaller parks and historical landmarks. Nearby Reed’s Basket, Willow Swamp Park is known for its 28 miles of hiking paths and willow trees that bloom with vibrant purple flowers each spring. Theater In the Woods Film is a large Italianate mansion turned cinema. Family friendly Staten Island FunPark includes a go-kart track, mini-golf course, batting cages and roller hockey rink. Christopher J. Igneri Playground has facilities for various outdoor sports.

Richmond Road and the 200-store Staten Island Mall
Main commercial artery, Richmond Road, runs near the neighborhood’s southeastern edge and features independent businesses like Italian mainstay grocery store Pastosa Ravioli Company, Primo Pizzeria and legendary sandwich shop John’s Deli. Max's Es-ca is a popular nightlife spot. There’s a The Home Depot in nearby Park Hill. A 20-minute drive, Staten Island Mall has over 200 name-brand stores covering all essentials and more. There’s also a Key Food Supermarket on Manor Road.
