Located on the northeastern shore of Staten Island, Fort Wadsworth is a residential enclave named for the Revolutionary War-era military base found on its far east side. Residents here enjoy some of the most spectacular views in the borough, including the commanding span of the Verrazano-Narrows Bridge, New York Harbor and the skylines of downtown Manhattan and Brooklyn. “You don’t get too much turnover. People who live there tend to stay there,” says Joe Tirone, a Compass broker with more than 20 years of real estate experience in Staten Island. And when do homes come on the market? “They get immediate attention,” he says.

Beaches, picturesque parks and a Revolutionary War-era fort
Fort Wadsworth, the military installation, is part of the Gateway National Recreation Area, maintained by the National Parks Service. In addition to defense structures dating to the 18th and 19-centuries, the 226 acres of parkland includes bike paths, a campground, an overlook, and Fort Wadsworth Beach–a good spot for a walk in the sand or to let your dog romp in the waves. The dog-friendly Von Briesen Park offers spectacular views of New York Harbor and the Verrazzano, and its mature tree collection provides a stunning show in autumn. For kids, Arrochar Playground has play equipment for younger and older kids, a splash pad, basketball courts and a track, and a small playground can be found at the shore’s South Beach.

The start and finish of major sporting events
Fort Wadsworth has the distinction of being the starting point for the New York Marathon. Runners begin the journey that touches all five boroughs on the Verrazano-Narrows Bridge. It is also where the Five Boro Bike Tour ends, and the accompanying festival takes place.
Bungalows, colonials, pricey new builds and a few condos
“This is old-school Staten Island, so there’s a lot of original homes,” says Kevin Bryant, a licensed real estate salesperson at Compass. Houses include small bungalows and larger colonial-style homes; most are detached and single-family. Homes are listed for about $500,000 to $1.2 million, with uncommon new builds commanding the highest prices. Condominiums can be found in the 1960s development Sea Cliff Towers, with units asking between $200,000 and $400,000.

Solid schools and a rigorous high school in St. George
Staten Island is all part of the same school district, New York City Geographic District #31, which Niche gives an A rating. Children attend nearby schools such as elementary school P.S. 39, which Niche gives an A-minus, and Berta A. Dreyfus middle school, which receives a B minus. Curtis High School in St. George allows students to choose a small learning community that provides classes on specialized subjects like nursing, arts and architecture and software engineering. Niche gives it a B rating.
Cajun cooking, a 50s-inspired diner and the oldest restaurant in Staten Island
With its namesake fort taking up much of the neighborhood, shops and restaurants are found to the north and west of the area. Bay Street is well-known for its restaurants. J’s On the Bay is a 50’s diner-inspired spot with a massive menu and outdoor patio and Bayou serves New Orleans Cajun dishes in a setting that channels The Big Easy. Located in a carriage house dating to 1850, Basilio Inn is known for its exceptional Italian cuisine and charming atmosphere. There is a Key Food in the neighborhood, and a Met Food to the west in Old Town.

Quick commuting via the bridge to Manhattan, Brooklyn and Queens, plus a ferry option
Beyond its aesthetic value, the Verrazano-Narrows Bridge enables residents to commute to South Brooklyn in less than 10 minutes. From there, downtown Manhattan can be reached in about 30 minutes on Interstate 278, and the Belt Parkway connects to Queens. JFK International Airport is a 30-minute drive. Commuting to Manhattan via mass transit is not ideal, as it takes about an hour and includes transfers between buses, trains, and/or ferries.
