Grant City is a tiny but quietly vibrant neighborhood tucked between the busy hum of Richmond Road and Hylan Boulevard, its businesses decorated with murals showcasing its unique character alongside quieter residential streets lined with trees and sidewalks. According to Kevin Bryant, a licensed real estate salesperson at Compass, many residents are initially drawn to Grant City for its location and accessibility. Hylan Boulevard is one of Staten Island’s main thoroughfares, running all the way from the North Shore to the South Shore, and is studded with a collection of major stores, restaurants and more—just about anything residents need. The neighborhood also has Grant City Station, where commuters can hop on a train and reach St. George Station in just 25 minutes. Plus, Grant City is just five minutes from the popular Midland Beach.

Grant City’s quietly vibrant nature is added to by its almost eclectic mix of housing styles. Tudor, Cape Cod, American Foursquare, Victorian and colonial-style homes can all be found in the neighborhood. Despite the neighborhood’s tiny size, you’ll find condominiums as well as both semi-attached and fully detached single-family homes alongside a smattering of two-family houses. Most of these houses have small yards and driveways, and many also have garages. “It’s a nice, private little neighborhood,” Bryant says. “There are a lot of starter homes in Grant City.” According to Bryant, a fully attached condo typically falls between $500,000 and $600,000, semi-attached homes fall around the $650,000 mark and fully detached homes start at $700,000 and max out at about $850,000.

Staten Island is served by New York Geographic District #31, which Niche gives an A rating and places among the 5 most diverse districts in the state. Children in Grant City attend schools like P.S. 52 John C. Thompson, George L. Egbert I.S. 2 and New Dorp High School. The high school has a B-plus on Niche and has a program where students choose a smaller learning community that offers classes centered around specific careers like education and law.

Although Grant City is a small pocket of homes and businesses, residents don’t have to go far to enjoy the green space that surrounds the neighborhood. High Rock Park’s 94 acres of forest, dotted with ponds and wetlands and threaded through with nature paths, is a popular hiking and mountain biking destination. Just off the waterfront, Miller Field is a major location for local baseball and soccer teams to practice or test their mettle in games.

Residents often pick up groceries at Gourmet Island or HL Supermarket, and when they don’t feel like cooking dinner, Grant City is brimming with dining options. Residents swear by the Turkish food at Zara Café Grill and enjoy Ayat’s open-door layout, relaxed vibe and live music as well as the freshly-made sandwiches at Panino Rustico. With a beautiful exterior painted top to bottom in purple flowers, climbing down the stairs into Violette’s Cellar rewards hungry customers with a delicious fine dining experience. Grant City might be small, but it provides its residents with huge benefits—a stellar location, accessibility, a variety of nearby dining and that quiet vibrance that sets it apart and makes it an easy place to call home.
