A relaxed suburban enclave with convenient proximity to other boroughs
Known for its private, freshwater swimming pond and large, single-family homes, Staten Island’s Grasmere neighborhood offers an idyllic reprieve for residents and proximity to both Brooklyn and Manhattan. Conveniently located on the island’s northeastern section and bordered by the Staten Island Expressway, residents enjoy a fairly easy commute into the city via the Verrazano-Narrows Bridge and the free ferry, while still reaping the benefits of a laid-back suburban feel near the water. “We see a lot of diversity in Staten Island. A lot of different ethnic and socio-economic backgrounds, which add to the overall fabric and make it an interesting place to live and raise a family. It’s really unique,” says Angela Leaver, licensed real estate associate broker with RE/MAX Edge. Originally rural farmland and developed as a residential community in the 19th century, the area is now populated with a wide range of home styles, including lakefront cottages and custom colonials, with price points averaging just under $900,000.
Private lake with historic greenspace to the west
The 15-acre lake known as Brady’s Pond is the only freshwater lake in the city that can be used for swimming. The catch? You have to be a resident to access it. It’s been privately owned by the Cameron Club since the 1930s, but the lucky residents who live within the neighborhood and around the lake can access its dock, small beach, waterslide and sand volleyball court. However, the general public is free to roam the adjacent Brady’s Pond Park. Nearby, just south of the pond, is Cameron Pond, also privately owned and subject to lake rights. For recreation, Old Town Playground is just south of the neighborhood, and waterfront greenspace—including an old fortress—can be found farther east at Fort Wadsworth Gateway National Recreation area. Grasmere is also less than one mile from South Beach, Staten Island’s most popular outdoor destination, where days are spent sunbathing or jogging along the boardwalk, and nights are spent enjoying free concerts and spectacular fireworks during the summer months.

A diverse range of single-family homes with lakefront views
The prime location is one of the many reasons why home prices in Grasmere are nearly $200,000 more than the rest of the borough. The cul-de-sacs and dead-end streets are arranged to ensure that the sparse traffic moving through the quiet, one-way streets belongs to residents and their visitors. Homebuyers can choose from raised ranches near the lake, colonial Revivals, Tudor-style cottages, detached homes, Cape Cod-style single-family homes and many more. This diverse group of housing also includes custom builds, as well as some Mediterranean and Tuscan-style villas strategically dotted around both the lake and pond. Prices typically range between $760,000 and just under $1 million. “Houses are averaging in the low-$800s right now. Grasmere, for the north shore of Staten Island, will also fetch more than other surrounding areas like Concord or Old Town,” says Leaver. Prospective buyers can also find one-bedroom condos in brick-clad, mid-rise buildings for around $275,000 and up, as well as townhomes starting around $650,000. “There are two major condo developments: Hills at Grasmere and Stone Gate. They’re in very close proximity to the Verrazano Bridge without having to get involved with the Expressway,” she adds.

Italian-centric dining on Hylan Boulevard
Hylan Boulevard forms a crescent-shaped boundary along the southern and eastern borders of the Grasmere neighborhood, providing its residents with a variety of Italian-inspired bakeries, restaurants and markets. Nino’s Restaurant is a local date-night fixture, offering authentic homestyle dishes and an extensive wine selection. Over in Old Town, Café Luna serves up a more traditional Sicilian menu in a down-to-earth atmosphere, while Bocelli’s features seafood-forward Italian fare. Several international restaurants have recently opened, including Fuji Sushi and Pho Plus Vietnamese Noodle. “Royal Crown Bakery is always a favorite. It’s really in Old Town, but it has fantastic pastries. It’s a casual place, with indoor and outdoor seating. It’s been there a long time,” says Leaver. Met Food Grocery Store and C Town Supermarket highlight the shopping available in Grasmere, with several larger retailers located roughly five to 10 minutes outside the neighborhood by car.

A-rated schools with progressive small learning programs for high schoolers
Serving Grasmere’s elementary students, P.S. 39 The Francis J. Murphy Jr. earns an A-minus rating from Niche, and the A-rated P.S. 48 William C. Wilcox serves as a combined elementary and middle school. Nearby, Curtis High School, a B-rated high school is housed in magnificent 120-year-old Gothic Revival towers, earning the building a designation as a New York City Landmark. More than its architecture, the school also employs a progressive system of Small Learning Communities, which allows students to choose an individualized learning plan based on their academic and professional interests.

Easy access to I-278 and ferry
The Staten Island Expressway (I-278) borders the northern side of the neighborhood, offering easy access to the Verrazano-Narrows Bridge. Residents can also catch the Staten Island Railroad (SIR) at the Grasmere Station to nearby St. George to hop on the Staten Island ferry to Lower Manhattan. Several buses, including the S78 and S53 along Hylan Boulevard and Clove Road, offer more local transit.
