Grymes Hill is the second highest point in Staten Island, but its views of New York Harbor are matched by scholarly vibes. Mature oak trees, stone fences and cherished universities sitting at elevation give off leafy college town cool, but an urban sensibility sits at the core. “Residents enjoy Manhattan-style living and convenience at a fraction of the price,” says Lauren Levert, a Realtor with Re/Max Edge who specializes in the Staten Island area. Historic late 19th-century homes line Howard Avenue on the west end, which eventually meets the Staten Island Expressway, a key connection to the Manhattan-bound Verrazano-Narrows Bridge. The cosmopolitan appeal of Grymes Hill is rounded out by a strong dash of Arabic and Italian cultures, which shows up in the dining and entertainment scene.

Victorian and midcentury styles, some with expansive footprints
Though the housing styles in Grymes Hill are varied, they can largely be divided by two epochs. There’s a strong Victorian flair among homes built from late 19th century to the 1920s, with ornate styles taking the stage, like Queen Annes, Gothic Revivals and Italianate dwellings. But then a midcentury boom brought ranches and colonial revivals. Those three-bedroom midcentury styles will sell between $600,000 and $700,000 dollars. These may have comparatively smaller yards, or simply be fronted by sidewalks. However, detached homes with over 2,000 square feet of living space and larger yards will sell in the $1 million to $1.3 million. The highest price points are commanded by the more expansive hilltop estates and living space that ranges anywhere from over 3,000 square feet to more than 6,000 square feet. These mansions can be priced between $1.5 million and $4 million.

Curtis High is a striking and historic Gothic building
Children can begin their public education at Clove Valley School, which has a 16-to-1 student-teacher ratio and earns an A rating from Niche. In 2016, the school became a recipient of the National Blue Ribbon, which recognizes academic excellence. Berta A. Dreyfus School earns a B-minus rating, and has a 9-to-1 student-teacher ratio. Curtis High fits in with the neighborhood’s historic, upscale aesthetic with its Gothic limestone façade and turreted entrance. Advanced Placement courses run the gamut, from journalism to nursing. The school is B-rated. Private school options include the Notre Dame Academy, an all-girls Roman Catholic institution covering elementary and high school grades. Wagner College and St. John’s College bring a constant infusion of youth culture.
The Curtis High School has 2,153 students in grades 9-12.

Sports, events and trails at Silver Lake Park
Silver Lake Park is one of Staten Island’s most popular green spaces, and residents of Grymes Hill have easy access, as it sprawls along the west end. The park is bursting with facilities for tennis, basketball and baseball. It even has an 18-hole golf course and a dog park. The namesake lake is circled by a trail. This is also a community gathering spot for events. “We host educational programming, including an urban wildlife event where community members could learn about the wild turkeys that live on Staten Island,” says Gregg McQueen, a Press Officer for The New York City Department of Parks and Recreation. Those looking for more cultural experiences can go to Casa Belvedere, which offers programs on cooking, wine tasting and the Italian language. The historic building was completed in 1908 and features a terracotta tile roof, along with other Italian Renaissance hallmarks like a cream stucco façade and Ionic columns.

Global flavors along Van Duzer Street
Van Duzer Street, and the roads forking from it to the west, is where residents can find grocery stores and global flavors. This east end strip changes names at times, occasionally becoming Richmond Road and St. Paul’s Avenue. Associated Marketplace is a traditional grocery store with produce and refrigerated goods, just down Broad Street, off Van Duzer. Mona’s Cuisine ventures into West African territory with jerk chicken and plantains. El Pollo Restaurant & Bar is bright and sleek, offering unexpected Spanish dishes like fried salami and orange juice mixed with milk. Meat curries are in focus at Alhumza, a small Pakistani eatery. My Pizza is down Targee Street, offering a classic New York pizza spot with burgers and calzones.

Residents can drive or take a ferry to Manhattan
Almost every type of transportation is used in Grymes Hill, starting with its walkable residential streets. Six local routes serve the neighborhood, and commuters to Manhattan can take a 25-minute ferry ride, if they choose not to drive across the Staten Island Expressway. An MTA connection is available at the Stapleton Station, about one mile west from Van Duzer Street. The neighborhood scores a 4 out of 10 on the CAP crime index, with motor vehicle theft in particular ranking 3 out of 10. Residents can also cross the Bayonne Bridge into New Jersey for big-box shopping and more dining options. “There are big retail plazas in Bayonne, where the stores themselves become bigger,” says Tamayo Oppenheimer, Realtor with Silver and Oak Realty. “You’ll get Costco or a hibachi place. Downtown has fancy restaurants.”
Six local routes serve the Grymes Hill, and commuters to Manhattan can take a 25-minute ferry.
