Located on Staten Island’s eastern shore, Midland Beach wasn’t always the tranquil seaside neighborhood it is today. Beginning in the 19th century, Midland Beach was a bustling beachside resort town for prominent New York families, which included amusement attractions, theaters, and a casino. Today, the hubbub has mellowed out and those summer bungalows have since been converted into year-round residences. “Midland Beach is all about convenience,” says Minnie Lin of Momentum Real Estate. “It’s so close to Brooklyn. It’s right on the coast, it’s quiet, and there are lots of local supermarkets.” Nearby, the Verrazano-Narrows Bridge connects Midland Beach to Brooklyn, and many locals opt to take the 25-minute commute to Manhattan on the Staten Island ferry. Newly renovated and raised colonial-style homes just steps from the coast
The housing market primarily consists of semi-detached, colonial style houses, duplexes and townhomes, as single-family detached homes are hard to come by in Midland Beach. Many are either fully restored, renovated, and/or raised since the aftermath of Superstorm Sandy. Byers can find several new builds on the market, as well as a few quaint bungalows, raised ranches, and multifamily properties. Prices range anywhere from $549,000 to $1 million for a single-family home. Although many homes are just steps from the coastline, there are no true waterfront properties in the neighborhood. The average home sale is just under $100,000 less than those in other Staten Island neighborhoods.

Mediterranean and Middle Eastern-style dining and markets
Along Hylan Boulevard, the main drag of the neighborhood, residents can find globally-inspired eateries, restaurants, and small delis. For dining, Sahara Mediterranean Grill serves up Turkish fusion fare from the famed owners of the original Coney Island restaurant, and just a few doors down on Hylan Boulevard, Zara Cafe Grill specializes in Anatolian halal food. For authentic Palestinian food, there’s also Ayat along the Boulevard. For an upscale date night, there’s Violette’s Cellar, where the purple tones, old-school service, Sinatra soundtrack and Button Room speakeasy bar complement the seafood-inspired menu. Three grocery stores are in the neighborhood proper: Istanbul Grand Bazaar with fresh produce and halal meats, Family Fruit Hylan and HL Supermarket hard-to-find, imported foods, as well as several smaller bodega-style markets. A few blocks south of the neighborhood, The Boulevard serves as a central retail hub, with over 60 shops including Ulta, Marshalls and an Alamo Theater.

A popular boardwalk and beach with plenty of recreational amenities
Just steps from many homes at the namesake Midland Beach, locals will find a stretch of soft sand, grassy dunes, a popular boardwalk and the Lower Harbor and Raritan Bay. Franklin D. Roosevelt Boardwalk and Beach stretches for nearly 2.5 miles along the coastline and includes several recreational amenities. Locals can find playgrounds for kids, skate parks, basketball courts, soccer fields and dog-friendly areas. There are also several historical memorials and markers along the boardwalk and beach areas, including the Midland Beach War Memorial. In the South Beach section, there’s even a small area of the beach designed with seniors in mind, featuring chess tables and comfortable benches with views of the Verrazano-Narrows Bridge. And south of the neighborhood, Great Kills Park, created by Robert Moses, includes over 500 acres of green space with multi-use paths, fishing areas, and a marina.

Innovative local high school with progressive academic programming
Students in Midland Beach begin at P.S. 038 George Cromwell, a public elementary school with a B-plus rating on Niche, before moving on to I.S. 2 George L. Egbert Middle School with an overall A-minus ranking from Niche. Just a few blocks south of the neighborhood, the B-plus rated New Dorp High School implemented a new program with eight smaller learning communities, in which students choose their ‘academy’ based on their academic and professional interests. Two of the high school’s learning communities include the “Academy of Fine and Dramatic Arts” and the “Institute of Forensic Science and Criminology.”

SIR and I-278 nearby
Residents can access the Staten Island Railroad, or SIR, a few blocks west of the neighborhood at the Grant City or Jefferson Avenue stops. For drivers, I-278 and the Verrazano-Narrows Bridge are easily accessible roughly four miles away, or a 15 minute drive, and the Staten Island Ferry at the St. George terminal ferries commuters to Manhattan.
